So you need it to appreciate at least 2% in value for you to break even . That being said they pay an okay dividend , there is a fund that is real estate debt paying at 8.1% but most of their other returns are maybe 4% , given that , the transaction fees they charge and relative illiquidity of being able to buy and sell (they only let you sell during specific windows , not all the time.) If you want same returns with less hassle I would look into REITs on the open market. ### 2/5 — Lower than advertised yield and difficult app *2026-03-10, version 9.15.1* While the business model makes sense conceptually, the actual yield is much lower than the stock market. The app is very hard to navigate when looking for active orders ### 2/5 — iPad/iPhone *2025-09-05, version 9.5.0* Needs to be better designed/formatted for iPad/iPhone use ### 1/5 — DO NO DOWNLOAD *2025-08-01, version 9.5.0* SCAM SCAM SCAM not only its hard to contact them and even if you do you won’t hear from them, you barely get anything from the investments but if you wanna sell everything there’s NO WAY TO SELL!! I WANT MY MONEY BACK AND IVE BEEN WAITING FOR A YEAR! ### 1/5 — DO NOT USE THIS SERVICE *2025-07-09* I loved Arrived until I got a new phone. The company uses Google Authenticator for 2FA at log in, but Google Authenticator requires you to re-setup your account when you get a new phone. The problem is, I can’t re-setup the account if I can’t log in, and Arrived provides no alternative means of logging in (no email verification options or anything). So now I’m locked out of my accounts, can’t access my money, and when I email their support, I get no response. This is theft, plain and simple. If you use this app, be prepared to lose your money the next time you upgrade your phone. **Developer response:** Hi there — we’re really sorry to hear this and completely understand how frustrating it must be. Account security is our top priority at Arrived, which is why we require multi-factor authentication (MFA). We currently support MFA via either an authenticator app or SMS. If you had access to your old phone, there’s a self-serve option to reset your MFA. But when that’s not possible, we offer two secure alternatives: a short live Google Meet or sending a quick recorded video to verify your identity. Once verified, we reset 2FA and get you back into your account. We take every support request seriously and always aim to respond quickly — if you haven’t seen a reply, it’s possible our message didn’t reach you. We’d really appreciate it if you could resend your message to support@arrived.com so we can get this resolved right away. We’re here to help and want to make sure you’re fully supported. – The Arrived Team ### 1/5 — Scam site *2025-06-17* Can’t get money back for months. Don’t invest any money you might need for at least a year. First your deposit has to be with them for 6 months before you can request your money back then it takes them months to make it available to you. Also your only allowed one request at a time so if you have put money in at different times and it hasn’t passed that 6 months then you can’t request that money back until your first one clears. Also if you “ buy” part of a house and want that money back you have to wait until they allow someone else to buy that from you, which can be months also. Oh and their fees are outrageous, you’re better off putting money in an eft that followers SPY. Good luck all. ### 1/5 — Bogus App - Update Below *2025-05-17* They are no longer able to verify investor information. So essentially you can’t invest with them. So I would avoid using this app or them as it is useless since new people are not being allowed to access the app. This info comes straight from them. Update: they responded and claimed that it was sort of anti laundrying process or something along those lines. Asked that I reach out to support. Funny the above info was provided by Saud in their customer support. So again avoid this app. More I think about it. They are probably harvesting data for sale or use in nefarious ways. DO NOT GIVE YOUR PERSONAL INFO. **Developer response:** Thank you for your interest in Arrived, and we’re sorry we couldn’t approve your account. It’s likely that our mandatory security checks under our anti-money laundering policy prevented your account opening, but please contact our support team if you’d like more information. ### 3/5 — Just use the website *2025-01-30* The app is painful to log into. No ability to use face recognition or saved passwords with the Apple gui. Navigating is good and account info is limited. Unable to get documents but you can browse what is available and what you have. If they fixed the log in process this would be better but ultimately the app offers too little to be useful. **Developer response:** Thank you for your feedback! Arrived sounded like a really intriguing way to dip into the real estate market & the income potential sounded reasonable enough to give it a go. Exactly FOUR years ago (2022), I decided to dip my toe in to get a feel for the process, and the financials of it all. As recommended, I diversified my $1,500 trial cash into four properties (3 rentals & a vacation property). At this time - again, FOUR years later, I’m sitting around a value of $1,244. I recently cashed out the $75 in dividends I’d earned over the course, so you could count the total value at $1,319. Meaning, over the course of my four year investment with Arrived, I’m negative $181. I have yet to go positive at ANY point. Had I put this money in practically anything else, I’d be better off. Now I just have to figure out how to get out of this mess. From what I’ve seen, I’ll be forking over another percentage when I sell during the “selling window”. Until now, I’ve only kept the investment there looking at it as “lost money”, but now I’m looking to put it to better use elsewhere. All this being said, the App may be great & “beautiful” as so many of the suspicious reviews state, but the “service” itself has been abysmal in my experience. Somebody must be making money here, but it isn’t me! ### 1/5 — Don’t do it *2026-07-06, version 9.15.1* They make it so difficult to withdraw your money and close your account. I recommend just using a real brokerage and getting a real estate etf. This isn’t worth it. ### 1/5 — Be Careful *2026-04-13, version 9.15.1* Very, hard to liquidate. The Private Credit Fund it supposed to be a 6 month minimum hold. If you actually want your money at the end of that period though, good luck. They will only make portion available and tell you that it’s simply a request that you won’t get an answer on for an additional two months. I’ve lost all trust in the platform as a result. Warning: stay away. ### 1/5 — Endless loop of authentication questions, horrible implementation *2025-12-04, version 9.8.1* Login and sign up keeps asking for authentication code with no way to set it up or configure it. Pathetic implementation of authentication methods. Don’t bother it is an endless cycle of questions without ability to login. Website is the same. ### 1/5 — Impossible to cash out *2025-11-02, version 9.8.1* I made a small investment with them to test it out. Have made zero gains after several months. My balance has been hit with some charges so it’s less than I invested. And it’s been virtually impossible to get my money back and close my account. ### 1/5 — Poor liquidity *2025-10-31, version 9.8.1* Difficult to get your money out once in. Arrived only allows you to remove 5% of your invested money per quarter. That means 5 years to get your initial investment back. Not a great investment for most and more hassle than it’s worth in my opinion. ### 1/5 — Need update *2025-10-21, version 9.8.0* I try to update my bank account and it worked but can’t verify my identity and there is no other way to update and help is not available at all. They answer the call but not helpful at all. ### 1/5 — Pathetic company better competitors *2025-10-02* There was an issue with verifying my account and emailed them for a response. They responded with a generic answer that it wasn’t anything they could do. Followed up months later to request a review of my account but they responded with the same answer. Asked to delete my account and they responded that certain information won’t be deleted. Bottom line terrible experience so moved on to another company that allowed me to invest that same day.
