My Worst Investment To Date
I’m always looking for new ways to invest, diversify, & grow my money. Arrived sounded like a really intriguing way to dip into the real estate market & the income potential sounded reasonable enough to give it a go.
Exactly FOUR years ago (2022), I decided to dip my toe in to get a feel for the process, and the financials of it all. As recommended, I diversified my $1,500 trial cash into four properties (3 rentals & a vacation property).
At this time - again, FOUR years later, I’m sitting around a value of $1,244. I recently cashed out the $75 in dividends I’d earned over the course, so you could count the total value at $1,319. Meaning, over the course of my four year investment with Arrived, I’m negative $181. I have yet to go positive at ANY point.
Had I put this money in practically anything else, I’d be better off.
Now I just have to figure out how to get out of this mess. From what I’ve seen, I’ll be forking over another percentage when I sell during the “selling window”. Until now, I’ve only kept the investment there looking at it as “lost money”, but now I’m looking to put it to better use elsewhere.
All this being said, the App may be great & “beautiful” as so many of the suspicious reviews state, but the “service” itself has been abysmal in my experience. Somebody must be making money here, but it isn’t me!

Don’t do it
They make it so difficult to withdraw your money and close your account. I recommend just using a real brokerage and getting a real estate etf. This isn’t worth it.
Hidden fees
Not very obvious on the buying side but when you go to exit your positions later just know that arrived charges a 2% transaction fee based on whatever price you sell at , so just know that every property you invest in at $10 a share that you’re going to immediately lose 2% back to the bank on the flip side . So you need it to appreciate at least 2% in value for you to break even . That being said they pay an okay dividend , there is a fund that is real estate debt paying at 8.1% but most of their other returns are maybe 4% , given that , the transaction fees they charge and relative illiquidity of being able to buy and sell (they only let you sell during specific windows , not all the time.) If you want same returns with less hassle I would look into REITs on the open market.

Be Careful
Very, hard to liquidate. Only do this if you are ready to not touch the money you invest at all for years and years and years.
