## What is BMTresirates?

BMT Resi Rates is an easy to use tool which allows you to find the effective life and depreciation rate for any plant or equipment asset within a residential property.
Resi Rates is the residential segment of BMT Rate Finder, specialising in only residential plant and equipment assets as listed by the Australian Taxation Office (ATO). Using Resi Rates you can search any asset to determine its effective life and the depreciation rate for both the Prime Cost and Diminishing Value methods of depreciation. BMT Resi Rates has a range of uses to benefit Property Managers, Accountants and property investors alike. Work out the depreciable rate for any asset, determine the residual value of an asset and discover the effective life of an asset in any residential investment property. BMT Resi Rates aims to help Property Managers and property investors alike with disputes over damaged assets, and can assist with maintenance and replacement scheduling.

Every investment property has deductions available for the wear and tear on the building and its fixtures and fittings. The effective lives and rate of depreciation for assets within Resi Rates are as set out by the ATO.
