## What is BricksMortar?

Just £1.99! No ads, no gems, no subscriptions.

Build your own UK property empire in Bricks & Mortar – UK Property Tycoon, a deep turn-based property management and investment game you can play entirely offline.
Start with your first investment and grow into a nationwide property business. Buy houses, flats, HMOs, commercial properties, residential blocks, hospitality businesses and development opportunities.

Renovate properties, increase their value, manage tenants, choose mortgages, refinance, release equity and reinvest your profits to keep expanding.
Every decision is yours. There are no energy systems, no real-world waiting and no forced timers. Time only moves when you choose to advance it, so you can play entirely at your own pace.

Manage the financial side of your business with different lenders, mortgage products, deposits and refinancing options. Track your cash flow, debt, equity, rental income, portfolio value and overall net worth as your empire grows.

Improve your properties with refurbishments, extensions, loft conversions, en-suites and energy-efficiency upgrades. Choose contractors, balance price against quality and decide where your money will generate the best return.

Advertise vacant properties, review applicants, manage tenancy agreements, handle maintenance and keep your portfolio performing. Manage everything yourself or appoint estate agents and staff to reduce your workload.

As your net worth increases, unlock larger and more complex opportunities including HMOs, mixed-use buildings, commercial investments, residential blocks, hospitality and property development.

Your career begins at age 20. Build wealth, grow your pension and maximise your retirement pot before your final career score is calculated. You can then continue playing and keep growing your empire.
