## What is Capiero?

Capiero keeps rental bookkeeping from becoming another year-end scramble. Capture
receipts when they happen, track rent by property, and send your accountant clean
PDF + CSV reports when tax time arrives.

No spreadsheet archaeology. No shoebox. No April panic.

WHY LANDLORDS USE CAPIERO

• Capture the expense while you're still holding the receipt. Use the camera,
import from Mail, Files, or Photos, or tap the lock-screen widget. Capiero scans
the image and fills in the date, amount, vendor, and IRS category so you can
  review once and move on.

• Keep every property in its own lane. Income, expenses, receipts, and reports are
organized by address, so your duplex, condo, and single-family rental don't
  blur into one messy ledger.

• Make the accountant handoff boring. The Reports tab builds a PDF summary and a
CSV ledger for any property and any year, ready to email together in one share
  sheet.

• Categorize the way tax season thinks. Advertising, Insurance, Repairs,
Management Fees, Mortgage Interest, Utilities, Taxes, and more follow familiar
Schedule E lines, so year-end cleanup is less translation and more confirmation.

WHAT YOU CAN DO

• Scan paper receipts, PDF receipts, and receipt images
• Import from Mail, Files, Photos, and other apps with the iOS share sheet
• Capture from the lock screen with the Capiero widget
• Log rent as Paid or Expected, keeping unpaid rent out of reportable totals
• Track income, expenses, and net by property and by month
• See where the month's spend went with category breakdowns
• Generate accountant-ready PDF + CSV bundles for any property and year
• Edit, recategorize, and re-attach receipts whenever AI needs a correction

BUILT FOR THE WAY YOU ACTUALLY WORK

Capiero is for solo landlords with one to three rentals, portfolio owners with
ten, and anyone who's ever found a $400 plumber receipt months after it mattered.
The whole app is designed so the bookkeeping happens in the moment: at the
property, at the hardware store, at the bank, or at the kitchen table. By the
time tax season arrives, the book is already taking shape.

PRIVACY & SECURITY

Your data lives in your account and is only accessible to you. Receipts and
financial data sync to your private cloud storage, encrypted in transit and at
rest. We don't sell your data.
