I normally use rent to determine managment say $1,200 annual on a $1,000 monthly rental but but it says $1,080? Makes no sense when I told it to do 10%. It was perfect! Updated it today and now I have to enter my email address to just to use it and they want to send push notifications. No thanks!! DELETE!! ### 1/5 — Complete garbage *2020-05-18, version 1.6* I’m not sure where all of the positive reviews are coming from, I’m guessing they are paid by the “guru” that promotes this $&@&. Layout is terrible, I couldn’t even see half the fields because they were outside of my screen. There zero customization beyond the most simplistic analysis, which is not the case 99% of the time. Oh, and You can’t even save any of the analysis you calculate, because it only allows you to do one at a time. I’ve tried many similar apps on the App Store and they are all better than this garbage. ### 2/5 — Could be 5 stars if.. *2021-06-14, version 2.2* The cap rate is incorrectly calculated because rehab cost should be added in to total acquisition costs. Case in point: paying $50k cash and spending $35k to rehab should give the same cap rate as an $85k purchase with no rehab. ### 2/5 — Financing *2020-05-28, version 1.6* I like the overall App. However, I wish there was a little more for financing. For instance, adding flip or brrrr options. It would be nice to see overall return once you calculate hard money lender details or even private lending details.
