Closebooks keeps a clean set of books for independent real-estate agents — commissions, mileage, receipts, fees, and quarterly tax estimates, organized the way IRS Schedule C wants them.

A Schedule C return averages $457 at a CPA (National Society of Accountants). Most of that bill is cleanup: the shoebox of receipts, the reconstructed mileage log, the commission nobody wrote down. Closebooks is that cleanup done all year, so tax season is a handoff instead of an excavation.

### 1.0.3 — 2026-08-29

Fixes a bug in 1.0.2 that reported fees and dues as $0.

If you marked a recurring fee paid in 1.0.2 — a monthly desk fee, quarterly MLS access, annual dues — the payment was recorded but the Taxes tab, the Home screen and the CPA export all showed nothing for it. The Get Set-Aside shortcut showed the correct figure, so the two disagreed.

If you upgraded from 1.0 with fees already marked paid, that deduction dropped to zero on your first launch of 1.0.2. Your records were never lost — only the total was wrong, and it is correct again now. Nothing you need to re-enter.

Because fees reduce your net profit, the quarterly self-employment estimate was too high for the same reason. That is corrected too.

Also fixed: deleting a fee that had payments recorded against it could leave the app unable to open. And deleting a fee no longer changes what its past payments deducted — a dues payment you had corrected from fully deductible to partial stays corrected.

One more, invisible but worth naming: receipt images were being re-uploaded on every sync, and deleting an expense left its image on our servers instead of removing it. Both are fixed.

Fees & dues is now a real tracker for repeating payments.

Mark a fee paid and the schedule moves to its next due date instead of reading as settled forever. A monthly desk fee is twelve payments a year, and all twelve now reach your Schedule C — before this, a $95/month fee counted $95 for the whole year.

Tap Paid again to undo it. There was no way back from a mis-tap before, which mattered because the payment date decides which quarter owns the deduction.

Reminders arrive three days before each fee is due, the same lead time as the quarterly deadlines.

And you're no longer asked to classify your own taxes. Closebooks sets deductibility from the fee you pick and shows the rule on the row. The one question with a genuinely non-obvious answer — the lobbying share printed on an association's dues invoice — is asked only of the dues that have it. The full control is still there under Tax details if you want it.

A correction worth naming plainly: the home-office deduction was pushing net profit below zero. Section 280A(c)(5) doesn't allow that — it's limited to what's left after your other deductions, and under the simplified method the excess is lost rather than carried forward. Line 30 now reports the figure the return allows and tells you what was disallowed. If you had a home office set with little profit recorded, your Line 31 was lower than it should have been. Your quarterly set-aside was never affected.

Location got a home too. Account → Permissions shows whether tracked drives can actually measure distance, and the Miles tab now says so plainly when they can't, instead of looking ready to go.
