## What is DoorWorth?

DoorWorth opens on the two questions every landlord asks: did rent come in, and what needs me? Home shows this month's rent, one short list of what needs you, and four numbers you can tap to see the math. Ask DoorWorth, the assistant built into the app, answers from your own records and can read the documents in your vault. It fills things in only when you tap.

HOME
- Rent this month: what has come in, who has paid, who is partial or due, and what is on the way (est.)
- Needs you: leases ending, payments to confirm, bank transactions to review, dates and vacancies, most urgent first
- Four numbers, each with an info button that shows the math: equity (est.), cash flow after fixed costs, cash + credit available, and this year's net

ASK DOORWORTH
- One assistant, one conversation, from any screen
- Reads a property's vault documents after you say yes: inspection reports, insurance declarations, leases
- Shows every fact with its document, page and a short quote
- Fills in a field only when you tap Fill it in, and you can Undo it
- Log a bill by typing it, or draft a reply to a tenant: you confirm before anything is saved or sent
- Ask how to do something and get the steps plus a button that takes you there
- Cited facts, not advice: confirm legal or tax questions with your CPA or attorney

FIVE PLACES, ONE HOME FOR EVERYTHING
Home, Properties, Tenants, Money and Ask DoorWorth.
- Properties: each house has Overview, Tenants, Money, Upkeep and Records (Property Passport, Insurance, Vault, Photos, Timeline)
- Tenants: leases, messages from your tenant portal, and this month's rent payments
- Money: Activity, Bank Sync, Plan ahead, Buy next, and Taxes & reports

GET PAID, STAY ORGANIZED
- Send rent requests with your Venmo, PayPal, Cash App or Zelle handle
- Plus: a private tenant portal, and bank payments (ACH) with autopay, receipts and late-fee notices
- Plus: connect your bank through Plaid; transactions land in a queue you review, and DoorWorth never sees your bank login
- Leases, deposits, renewals and fillable applications
- Tenant screening is a hand-off to TransUnion SmartMove: the applicant completes the check and pays TransUnion directly
- Snap receipts, scan closing documents, or import a spreadsheet

PROVE IT
- Property Passport (Plus): a living history of each house, shareable as a PDF or link
- Insurance Ready (Plus): the 12 items insurers commonly ask about, plus a policy vault and renewal reminders
- Evidence Binder (Plus), condition reports, a correspondence log and dispute-ready PDFs

PLAN AHEAD AND TAX TIME
- Plus: reserve buckets, a 30-60 day cash-flow forecast, cost-creep alerts. Pro: Second Look and a Stress Test
- IRS depreciation schedules, repair-vs-improvement tracking and a passive-loss check
- A Schedule E-style summary and Year-End Tax Package for your CPA, 1099 tracking, and a GPS mileage log
- Export everything you have entered, always free

FIND YOUR NEXT DEAL (Pro)
- Search any city, state or radius, nationwide. Every listing is underwritten at your terms: cash flow, cap rate, cash-on-cash and the 1% rule
- Search HUD foreclosures, get a Deal Brief for any address, and a Max-Bid built for auctions

FREE TO START
Core tracking is free, including cloud sync and backup, 10 Ask DoorWorth questions a month and 5 pages of document reading to try. Plus and Pro add the parts marked above. Anything estimated says (est.).

## Version history (last 5 releases)

### 1.7 — 2026-10-01

This update redesigns DoorWorth around one question: did rent come in, and what needs you?

NEW HOME
- Rent this month at the top: how much has come in, who has paid, who is partial or due, and what is on the way (est.)
- One "Needs you" list replaces the stack of cards: leases ending, payments to confirm, bank transactions to review, unanswered tenant messages, dates and vacancies
- Four numbers, each with an info button that shows the math

FIVE PLACES
- The tab bar is now Home, Properties, Tenants, Money and Ask DoorWorth
- The new Tenants tab brings leases, messages and this month's rent payments together
- Money has five sections: Activity, Bank Sync, Plan ahead, Buy next, and Taxes & reports
- Each property has five tabs: Overview, Tenants, Money, Upkeep and Records (Property Passport, Insurance, Vault, Photos, Timeline)
- Settings are grouped, in the account menu; long formulas now sit behind info buttons

ASK DOORWORTH
- One assistant and one conversation from any screen, replacing the separate AI tab
- It can read a property's vault documents after you say yes, shows each fact with its document, page and quote, and fills a field only when you tap Fill it in (with Undo). Free accounts get 5 pages to try; Plus reads up to 75 pages a month and Pro up to 250
- It never reads screening reports or rental applications
- Ask "how do I..." and get the steps plus a button that takes you there, or tap Show me around

TENANTS AND APPLICANTS
- Roommates and co-signers can apply together from your apply link. Their applications arrive as one group; approve them together, and the unit's rent is never counted twice
- Tenants can see their balance and statement in their portal once you turn it on (Settings > Automations), with a preview of exactly what they would see
- New payments are tagged to the right tenant when there is exactly one match, and a partial refund lands on that tenant's ledger

ALSO NEW
- HOA dues now count in cash flow, ROI, NOI and cap rate, and NOI now includes escrowed taxes and insurance
- Deal Analyzer results show the actual figures instead of a verdict label
- A running W-9 reminder when a vendor passes $500 in payments with no W-9 on file
- An optional weekly digest, and an Away mode that auto-acknowledges tenant messages while you are out (Settings > Automations)

FIXES
- Fixed cloud backup re-syncing over and over in the background (Settings kept cycling between Syncing and Backed up)

### 1.6.1 — 2026-09-24

Fixes a crash when opening the Properties tab. Update recommended for all users.

### 1.6 — 2026-09-23

DoorWorth 1.6 — our biggest update yet:
• Vendor portal: send your contractor a link — they accept the job, add before/after photos, and submit their invoice; you approve it into your books in one tap
• Late fees & bill-backs: book them as real charges and see exactly how every partial payment applied
• Screening: a pre-decline checklist with the adverse-action letter built in
• Lease e-signing and tenant ledger upgrades, plus dozens of fixes throughout

### 1.5.1 — 2026-09-12

Receipt Finder: snap an old receipt and DoorWorth matches it to the expense you already logged — attached in one tap, no duplicates, no retyping. Free for everyone.

Itemize a receipt line by line, or bulk-upload a whole shoebox of receipts at once (Plus).

Roommate rent shares: split one lease across tenants and always know who's paid and who's short — rent requests, reminders, autopay, and late-fee notices all understand shares now.

Tenants can request a payment plan right from their portal — a structured proposal lands in your inbox, and nothing changes unless you say so.

Plus accuracy improvements to tax figures and the Deal Analyzer, and a faster, more reliable property screen.

### 1.5 — 2026-09-09

Version 1.5 is our biggest update since launch — led by an AI that can act on your numbers, a BRRRR project analyzer, and one-tap evidence packets for court or insurance.

• AI 2.0 — the AI can now DO things for you, not just answer questions: "log a $40 water bill on Gilbert" shows exactly what it'll create and waits for your OK (Plus). Ask it to teach you cap rate, DSCR, depreciation, and more, using YOUR own number. Every free account gets 10 real questions a month; Plus is uncapped.
• BRRRR Project Mode — track buy → rehab → refi/sale → rental for free, with stage chips and day counts. Pro adds the analysis: a holding-cost clock, budget vs actual by trade, refi-readiness, and a Flip-or-Hold verdict.
• Evidence Binder (Plus) — one tap assembles a court packet or an insurance packet straight from your own records — verbatim, nothing summarized or invented.
• Invite a partner (Plus) — your spouse or co-manager gets their own login and can log expenses, mileage, work orders, and photos; every entry shows who logged it. Bookkeeper and CPA logins stay view-only.
• Entity grouping (Pro) — roll properties up under an LLC with rolled-up value/debt/equity/cash-flow, a per-entity Schedule E for your CPA's Form 8825 prep, and owner-distribution math.
• A no-account portal link for any vendor — they accept the job, upload photos and an invoice, which stages straight to your Inbox and feeds their 1099. Free.
• Periodic inspections, six ready-to-send tenant letters (rent reminders, late-rent follow-up, notice of entry, move-out expectations, and more), and the security-deposit return letter — all free, all state-deadline aware.
• Loan balances that now update themselves between statements — a labeled estimate; your bank statement always wins. Your property's value still never changes on its own.
• A full obligations calendar and a smarter renewal-rent suggester with real market and payment-history context.
• Tenants can attach a short video to a maintenance request, not just a photo.
• Export Everything — this year's reports plus your vault documents, downloaded as a set of files with an honest manifest. Always free.
• Zero-touch vendor rules, a maintenance-SLA flag, and an "usually pays via ACH" hint on the bank-review queue.
• Dozens of accuracy and honesty fixes.
