## What is Dwelling Docs?

Dwelling Docs — Home Management, Done Right.

Your home is likely your biggest investment. Dwelling Docs gives it the organized, detailed history it deserves — from the HVAC tune-up last spring to the warranty on your new water heater to every dollar you've spent since moving in. Whether you're preparing to sell, filing an insurance claim, or just tired of digging through folders trying to find a receipt, Dwelling Docs keeps everything in one place, always ready when you need it.

HOME HEALTH SCORE
Know where your home stands at a glance. Dwelling Docs calculates a real Health Score based on your maintenance history, active warranties, filed documents, and recurring upkeep — then gives you a grade from A+ to F. Tap through for a full breakdown and see exactly what to do next to bring your score up.

TRACK EVERY JOB
Log repairs and maintenance across all 10 home systems — HVAC, Plumbing, Electrical, Roof & Exterior, Appliances, Interior/Remodel, Landscaping, Pool & Spa, Security, and Foundation. Attach photos, link a contractor, record the cost, and set a warranty expiration date. Never wonder again when something was last serviced.

RECURRING MAINTENANCE
Set a service interval on any job — furnace filter, pest control, gutter cleaning — and Dwelling Docs will show you exactly when it's due next, right on your dashboard. One tap to relog when it's done.

DOCUMENT VAULT
Scan or import warranties, permits, inspection reports, insurance policies, HOA documents, tax records, manuals, contracts, and more. Every document is organized, searchable, and stored securely on your device. Set expiration dates and get notified before anything lapses.

EXPENSE TRACKING
Log every dollar — maintenance, utilities, insurance, HOA fees, mortgage payments, improvements, and permits. Set an annual budget and watch your progress in real time. Generate a full spending report broken down by category and time period.

INVESTMENT OVERVIEW
Enter your purchase price and an estimated current value to see your total amount invested, implied ROI, and how your maintenance spending has contributed to your home's worth. A clear picture of what your home has cost — and what it's worth today.

SEASONAL CHECKLISTS
Every season brings a new set of tasks. Dwelling Docs surfaces a smart, prioritized checklist each month — schedule the AC tune-up before summer, insulate pipes before the freeze, clean gutters before winter. Tap any suggestion to log it as a job instantly.

WARRANTY ALERTS
Never let a warranty slip by unnoticed. Active warranties are tracked on your dashboard with clear expiration dates and alerts when anything is expiring within 30 days.

CONTRACTOR DIRECTORY
Build a private directory of the contractors you actually trust. Save contact info, specialty, star rating, and personal notes — then link any contractor to the jobs they've completed.

APPLIANCE TRACKER
Keep a record of every appliance in your home — model number, purchase date, warranty, and service history — so you always have the details when something breaks or needs replacing.

SELL REPORT
Planning to sell? Generate a complete, organized summary of your home's maintenance history, improvements, and documents — everything a buyer or agent would want to see.

WIDGET SUPPORT
Keep your Home Health Score, upcoming maintenance, and budget progress visible at a glance on your Home Screen or Lock Screen with the included widget.

## Version history (last 5 releases)

### 4.4 — 2026-09-07

FOUR SECTIONS YOU COULDN'T REACH

Activity, Dashboard, Search and Reports were unreachable inside a property. They're back — tap the section bar under the property name to move between them.

YOUR EXPENSES NOW APPEAR IN THE EXPENSES REPORT

The report only counted maintenance jobs, so property tax, utilities, insurance, HOA fees and mortgage payments were missing from the total, the PDF and the CSV. It now covers everything you've logged, with a new breakdown by category. If the report's total ever looked lower than you expected, this was why — please take another look.

RENT TRACKING IS ACCURATE

• Rent is no longer expected for months before your lease started or after it ended — a lease signed mid-year no longer shows a year of arrears
• Vacancy periods you've recorded are now honoured, so an empty month doesn't count as rent owed
• Rent due on the 29th, 30th or 31st is now handled correctly in shorter months, for both late-payment flags and reminders

BACKUPS KEEP EVERYTHING

• Capital improvement flags on jobs are now saved and restored. These decide how the Tax Report separates deductible repairs from improvements that add to your cost basis
• Also fixed: property type, contractor licence and insurance expiry dates, pinned documents, and scanned document text
• Restoring the same backup twice no longer duplicates everything. You can now choose to merge with what's on your device or replace it
• Reminders are rebuilt after a restore or a CSV import

A NEW APP ICON

Redesigned from scratch, and clearer at every size.

A BETTER AI ASSISTANT

• Answers now stream in as they're written, instead of appearing all at once after a wait
• Upgraded to a newer, more capable Claude model, with room for longer, more detailed answers
• Attaching a photo while Apple Intelligence is selected now tells you it can't read images, rather than silently ignoring the photo
• Before anything is sent to Anthropic, the app now shows you exactly what it includes and asks once. Apple Intelligence still sends nothing off your device

ACCESSIBILITY

• VoiceOver now describes buttons, contact shortcuts and every statistic
• Larger text sizes no longer cut off or overlap text on the welcome screens, property cards and forms

ALSO IN THIS VERSION

• Now runs on iOS 18 and later, so more devices are supported
• Photos attached to jobs and inspections take far less space, which means smaller backups and less iCloud storage used
• Smoother scrolling on properties with a lot of history
• Estimated property values now state which index they came from and the period it covers, so it's clear they aren't a valuation
• Fixed a crash when opening the Tax Report if you'd logged a job or expense with a future date
• Documents over 25 MB are now refused with an explanation instead of slowing the app down
• The backup reminder now tracks when you actually backed up, instead of asking every week regardless

### 4.3 — 2026-05-29

• Inspection reports can now be shared as PDF — tap the share icon on any inspection detail to export and send a formatted report with room-by-room photos and conditions
• Insurance policies are now fully backed up — a previous gap meant insurance records were silently excluded from backups; all policies are now saved and restored correctly
• Minor code cleanup — removed an unused variable that generated a compiler warning

### 4.2 — 2026-05-27

• Insurance Tracking — Add homeowner's, flood, landlord, umbrella, and other policies to each property. Get reminders at 60, 30, 14, and 7 days before expiry. Attach policy docs or generate a PDF summary saved to your vault.
• Tenant Insurance — Record and verify tenant renter's insurance details right inside the lease.
• App Themes — Choose from 4 color themes (Navy, Forest, Amber, Slate) in Settings → Display.
• Data Import — If you have your own data, and you want to bring it in, create the property, then go to the property details and under Settings, scroll down to Import

### 4.1 — 2026-05-23

Contact Import for Contractors: Easily add new contractors by importing them directly from your device’s contacts.
Improved Currency Formatting: Cleaned up dollar values across the app for a more consistent and readable look.
Job Tracking Upgrades: Jobs now feature a completion date, and any outstanding jobs are clearly flagged in your activity feed.
Expanded Home Screen Widgets: Get a quick glance at your outstanding jobs and recent activity right from your home screen.
Pin Important Updates: Keep critical tasks at the top of your activity list with our new swipe-to-pin feature (just swipe right!).

### 4.0 — 2026-05-20

In this version, we added property inspection reports, a new AI tab featuring context-based Apple Intelligence, and a global feed view within the Properties tab. This update also includes improved data backup and iCloud sync, alongside various bug fixes, UI enhancements, and workflow improvements.
