Nearly every time i use the app i have to login again because it either endlessly spooks or prompts me to log in from scratch. Not by design ### 1/5 — Extra $500???!!! *2026-06-07, version 5.4.0* I have been using EVOLVE for over three years and, unfortunately, my recent experience has been very disappointing. EVOLVE markets itself as a vacation rental management company, but in my experience they function more as an advertising platform, with property owners left to deal with many issues on their own. The problem arose when I set a custom six-night minimum stay requirement for the Fourth of July holiday period several months in advance. Despite those settings, a guest was able to book only four nights. When I contacted EVOLVE, I was informed that the reservation fell partially outside the custom minimum-stay window due to how their system interpreted the dates. Rather than acknowledging what appears to be a flaw in their booking system and working toward a reasonable resolution, I was told that canceling the reservation would cost me $500. As a property owner, it’s frustrating to be held financially responsible for a booking that contradicts the settings I intentionally established months earlier. I expected better support and more accountability from a company that claims to help owners manage their rentals. Your app is embarrassing. Constant fails. Updates that don’t take care of any problem I’m experiencing. Horrible interface. Constant need to verify who I am when I’ve been a client for three years. Weak attempts to upscale me to give you more money. We have had nothing but great success! They are always on top of things, and will contact us with any questions from the guest. Now the calendar is difficult to get to. It logs me out constantly. I would love to not have to login every time I want to check my bookings for my property. It’s especially inconvenient when i have to share a login with my spouse and the verification code will only go to one device. I spoke with four customer service reps, and they cannot help me. They continue to say they were escalating the situation. It’s frustrating when they want to increase their fees for exclusivity and better offerings, but their service does not seem to improve. ### 1/5 — Don’t Recommend this Company for Property Management *2025-08-26, version 4.0.5* Evolve promised all money back if they didn’t increase my revenues; they tried to increase it by making my home into a zoo, they advertised it as pet friendly. Pets destroyed my furniture and baseboards with dogs and cats; their insurance didn’t cover anything. At the end they didn’t refund any money; totally rip off Finally they ended up charging my credit card for a reservation that I had to cancel because I decided to rent my home long term, never use them again :( Just to clarify your response, if you look at my claim, they told me that pets biting and damaging my furniture IS NOT cover because it is considered. “**The damage to the couch is categorized as cosmetic damage, and is ineligible for coverage” You only wanted to cover the baseboard damage, so I consider EVOLVE a RIP OFF ## Frequently asked questions about Evolve Owner ### What does the Evolve Owner app do?
