I prefer buying it , ads free.Also I would like to have the option to select every houses I own to rent them out by group and collect the money as well. ### 2/5 — Update is GREAT *2026-02-05, version 10.5.3* I’ve been playing this game for years and this update is amazing!!!! Good job guys ### 3/5 — It’s okay *2024-08-23, version 10.4.1* I like this game overall but the entire gem system is frustrating, I wouldn’t mind slowly building up gems slowly but with how expensive managers are I’d appreciate them being permanent unlocks. Also several times I’ve bought new trees or paints and then I no longer had access to them with the next house which is, again, very frustrating considering how expensive everything is. It would also be nice if a paint purchase unlocked that color for everything and not just the specific part of the house you’re working on at that moment. ### 3/5 — has potential *2024-04-23, version 10.4.1* game has potential to be fun. i did about 3/4 houses before it got a bit repetitive. almost all paint colours have to be bought with gems/diamonds, which aren’t that easy to earn, and the colours you bought don’t transfer to your other properties so it makes it not that worth it to buy. game could be fun if these small things were tweaked. ### 2/5 — Annoying and unhelpful *2024-04-07, version 10.4.1* I honestly loved this game at first but as I got further into it I ran out of money and gems. The tutorial was annoying and didn’t help me at all. I wish there were a way Toto earn more diamonds. You spend a lot of time waiting and getting stuck unable to advance with repairs if there is a renter despite them demanding certain repairs be done. You get one open house. I get to buy, remodel, and either sell or rent out a house to make a profit. This game is able to capture the attention of not only people with real estate interests but every one else, I am an example of that. I also like the gems that are used to skip through the renovation process. I can be pretty impatient to wait through the timer so I immediately use the gems. You can purchase more gems if you run out, Pretty impressive. The game is as realistic as it can get. ## Most critical reviews (10 lowest-rated) ### 1/5 — time *2025-03-26, version 10.4.1* if we receive 5 minutes to work on the house, a "month" ingame for rent should last 5 minutes not 30. a half hour wait leads to a weird imbalance in early progression where you turn off the game for a week just to play again for 10 minutes. i understand you want to earn revenue, but there are better ways to do it. let players earn gems by choosing to watch ads instead of forcing ads. the p2w model ruins the leaderboards imo. there will be players who want to compete with irl money, so it might be worth keeping for your sake; but, it's definitely damaging to your game. ### 1/5 — Unsure.. *2025-03-10, version 10.4.1* Is this even really a word? ### 1/5 — Не работает *2025-03-06, version 10.4.1* После заставки с загрузкой зависает намертво ### 1/5 — Could be fun, but… *2024-09-09, version 10.4.1* The game could be really fun, but… it only gives you 4-5 houses to buy at a time and they are all at the same price which is around the same amount as a little more than you average house value. So you can’t build your cash up and then buy a bunch or cheap rental houses or have SOME kind of strategy to build your portfolio. Evictions and emergencies happen way too frequently. You can’t set up a bunch of rentals and then go to bed, because when you wake up all of your properties will have had issues and all your cash flow is just gone. There is NO way to build cash or gems without spending real money. Most games give you a daily way to earn more “money” by watching ads or something. ### 1/5 — Fix this game! *2024-08-31, version 10.4.1* Game bugs when selling house and won’t let me play. Whenever I make a profit, the next home is about the same amount as what I have saved. I want to have multiple properties. Change up the prices! This is a game! ### 1/5 — Malfunctions *2024-04-03, version 10.4.1* I made it to $1 million and then I went to renovate and rent out one of my properties. I had to evict one of the tenants and while I was waiting for the eviction to finish, the game erased my property and did not return my money. I then subsequently began buying more properties, renovating and renting and it erased those properties as if they didn’t exist and didn’t return the money. My $1 million turned into 250k. The game needs more functions and fix bug issues. Quit deleting my progress ### 1/5 — invisible debt *2024-02-20, version 10.2.8* the game was good for about 5 minutes until i came into a issue the game got confused with pricing and listing for the 4 properties that i have. 2 on which are rental i noticed one of the properties began to increase in price while the ping notification sound for the upgrades for the other properties i had bought had been completed it then put me in -100k i restarted the hoping it was just a glitch but it continued as i went to sell the properties i was lowballed by each new tenant even though i had upgraded the house to there needs ### 1/5 — I had high hopes, but… *2023-12-21, version 10.0* No instructions. Beware this house renovation can get a little addicting lol. It is amazing because it gives you the ability to be creative and also teach the business side of real estate and building wealth. You don’t need to spend money to progress if you know how to manage the properties and time you will have great success in the game. It is way more to it than just buying a fixer upper and trying to flip it for a profit. I like the fact it give you the option to rent the house which in my personal opinion is not the best way to go if you want to make the highest profit in the shortest time. PS if you want to have the highest profit margins in any of the house be sure to upgrade them Highend, I find that out when I did a renovation on property with all highend. Again this is my opinion you don’t have to follow it lol. Overall this an amazing concept. House Flipper is such a great game if you want something different, innovative and something that makes you think and gives you the feeling that you have accomplished something. The fact that you get to decide whether to buy, sell or rent, whether your property/properties need to be renovated and there’s a design element to it as well which makes it very exciting! If you are looking for a game that does all the above and more I would definitely suggest this House Flipper game. Even if you'd love to be an interior designer one day or even just for fun, this is super fun.
