### 3/5 — Been at this for a few years

*2026-08-10, version 2.0.64*

Slow process to make money, turn around on invest is super long.

### 3/5 — Tricky

*2026-08-09, version 2.0.64*

I have almost four years since my first investment here. Think about…if you decide no continuing investment any more on this platform probably you NEVER will get back your principal investment amount because the trick is you can get cashback only EARNINGS.Other platforms I use(CONCREIT)can get back your ALL money invested(except NOTES or SHARES)any time in about 2-5weeks.
Easy!!!

### 3/5 — Easy but deceptive

*2026-05-27, version 2.0.52*

Groundfloor is a very easy way to invest in real estate. They take care of everything for you through your portfolio, all you have to do is deposit money. It’s a pretty good system and works as intended

The issue comes when you need to withdraw that money. I stopped adding money about 2 years ago when I realized you’re only allowed to withdraw when the property your money is “invested in” finally “closes”? I originally had over $1k in my account in 2024. 2 and a half years later, I still have $642. The rate at which you can withdraw money is incredibly slow and random.

### 3/5 — Updates

*2026-05-20, version 2.0.51*

Each update makes the app worse. Harder to find info on property locations etc.

### 3/5 — Phone ap

*2026-02-19, version 2.0.34*

I wish your phone app was more user friendly

### 1/5 — I hate Groundfloor

*2026-02-03, version 2.0.32*

Stay away from these guys. Horrible investment performance.

### 1/5 — Scam haven’t paid back 3 years later avoid at all cause

*2026-01-06, version 2.0.26*

Most of “investments” on this app go into foreclosure or some other excuse, if and when funds settle usually lose money and currently have has to wait 3 years plus on 3 investments. Lost money because of excuses they make. Would give 0 star if I could. Try to talk with them on issue and constant runaround and no payment years later.

### 1/5 — Terrible returns

*2025-11-23, version 2.0.21*

4 year return is -5%.
30% loans went into default with little to no notification from
Groundfloor. When I check activity all they show are the repayments and positive growth while strategically hiding the repair. You will do better putting your money anywhere else.

### 1/5 — scam

*2025-11-23, version 2.0.21*

i had money invested since 2023 and keep asking about getting it. they never will answer me. don’t invest on this.

### 4/5 — Huge improvement

*2025-10-21, version 2.0.14*

The latest update has made Huge improvements to the investment flow as well as seeing your available funds while viewing loan profiles. Bravo!

### 1/5 — Steal your money

*2025-10-20, version 2.0.14*

You deposit your money let's say 100.00 you won't get that back until like 10 years. Don't do this stay away!!!!!!!!!!!! They won't let you take your money out this is a Scam!!!!!!!!

### 1/5 — THIS APP IS FOR GAMBLERS NOT INVESTORS

*2025-09-26, version 2.0.11*

I invested in around 6 home loans in 2023 and to this day I have not been able to recover a single cent of that supposed investment. The page does not give you much information, they only say that the borrower could not pay the loan and that they took possession of the house and that they will put it up for sale on the market. I checked on pages like zillow and realtor.com and some of those properties appear as sold this year. It is incredible that I diversified so much in 6 loans and they are 6 out of 6 in forceclouser, they are not investing, they are BETTING, in short, if you do not want to lose your money, do not invest in this page.

## Most critical reviews (10 lowest-rated)

### 1/5 — Default rates above 50%

*2026-08-27, version 2.0.67*

Terrible company with poor due diligence that exposes investors to unadvertised risk. Over reports earnings. Fails to responsibly manage assets. I have large sums locked in multi year default resolution cycles

### 1/5 — Poor Investmments

*2026-05-30, version 2.0.53*

Groundfloor consistently makes terrible loans that go into default. Wish I never started money with them. Amazing they are still in business with such an ibcredibly high default rate.

### 1/5 — BE AWARE

*2026-05-16, version 2.0.51*

I made a sizable withdrawal from my Groundfloor account and the money did not get deposited into my checking account and they are not responding to my attempts to communicate with them - beware!

### 1/5 — App is fine, financial products under deliver

*2026-05-06, version 2.0.49*

I’d love to rewind and never invest on this platform because the financial product is terrible.

### 1/5 — App change

*2026-03-18, version 2.0.39*

App change is not conducive for use.

### 1/5 — Lender Beware!

*2026-03-12, version 2.0.39*

Do your due diligence before lending. In particular establish how loans are handled through foreclosure and the fees charged to recover the assets. IMHO loans are improperly vetted and portfolios have very high rates of loans in default. Lenders and borrowers suffer all losses while it’s a win win for Groundfloor.

### 1/5 — The app provides even less details than before regarding the status of defaulted loans

*2026-03-08, version 2.0.38*

The app provides almost no details about the status of loans that are in default. You used to dead able to click on a defaulted loan and see a timeline of activity for the loan, including foreclosure and other relevant information. Now all of that is gone. If I click on a loan that’s in default, nothing happens.

Also, app users should stay away from loaning money to any real estate project in Florida or any other state that has a long drawn out foreclosure process, as you can be waiting 3 or more years to get anything back (assuming that Groundfloor will ever pass any of it back to you if they get it). Also, if a debtor defaults, Groundfloor users do NOT continue accruing interest on the outstanding loan until being paid back, unlike virtually all other loan arrangements. Users would be better served by simply buying U.S. Treasuries, as the overall default rate on Groundfloor will most likely lead to losses which will drop the total return slightly below holding treasuries.

### 1/5 — $ held hostage

*2026-02-19, version 2.0.34*

Money invested is held hostage under the idea that it’s under contract. Rate of return would be far better in the stock market.

### 1/5 — Total Loss

*2026-02-11, version 2.0.34*

Great way to lose your money. GF does zero loan underwriting, as they get their 6% up front and you take in all the loan risk. Do not put your money with these people unless you’re good just burning it. My overall return was 2% over three years, now going down as all my “returns” are losses.

### 1/5 — Barry

*2026-02-05, version 2.0.33*

Won’t let me take my money out

### 5/5 — Investing grandma

*2026-05-31, version 2.0.53*

I have invested in Groundfloor since almost its inception. It’s an easy vehicle to use for investing. I recommend this tool to many young people as a way to get their feet wet in the world of investing.

### 5/5 — Easy to use interface

*2026-02-16, version 2.0.34*

### 5/5 — This Is The Best Digital Real Estate App Ever

*2026-02-09, version 2.0.33*

I Hope This App Stays Around Forever It Will Become Bigger Over Time

### 5/5 — Sick of Volatility!

*2025-09-08, version 2.0.7*

With the current volatility of the economy, I was looking for an investing opportunity that brought me some peace of mind and GF does just that. The app is sleek and gives me the opportunity to easily follow my earnings as they accrue. Keep up the good work, GF!

### 5/5 — Nice looking app!

*2025-08-25, version 2.0.4*

I think the app is great, I just invested $500 into the Flywheel portfolio because I honestly don’t know much about real estate investing and this gives me access to a larger pool of homes. Customer service was good, I was able to get support with a few questions.
