## What is HOA Notebook?

HOA Notebook is a personal notebook for homeowners in HOAs, condos, and co-op communities. Keep dated records of property condition, fines, board correspondence, and meetings — privately, on your iPhone.

One-time purchase. No subscription. No account. No cloud server. Everything stays on your device.

WHAT IT DOES

• Incidents — log every fine, architectural request, maintenance complaint, or hearing with date, status, bylaw cited, response deadline, and a free-form summary. Five templates included for common situations.

• Photos — capture timestamped photos of your property condition or common-area issues. Location data is removed automatically before the photo is saved. Tag photos by type (your property, common area, or other property visible from common area). A gentle daily soft cap helps you keep a calm, deliberate record.

• Bylaws & CC&Rs — paste the sections you reference often, search later. No more scrolling through PDFs.

• Board contacts — keep roles you need to reach: Board President, Manager, Treasurer, Outside Counsel. Roles only — by design, no name field. The record is about positions, not individuals.

• Personal Records Compilation — export a clean, chronological PDF you can keep for yourself, share with an attorney, or take to a board hearing or mediation.

WHO IT'S FOR

Homeowners, condo owners, and co-op members who:
• Have been cited for a violation and want to keep an organized record
• Live in a state where HOA disputes are heading toward mediation (Florida HB1203, etc.)
• Want their data on their phone, not on someone else's server
• Are tired of subscription apps for things that should cost once

WHO IT'S NOT FOR

HOA boards or property management. This app is for the homeowner side. There's no payment portal, no board voting, no community management. Look at TownSq, Spectrum, or AppFolio for the management side.

PRIVACY

HOA Notebook stores everything on your iPhone. There is no server. No account. No analytics SDKs. No tracking. No ads. EXIF location data is stripped from every photo on intake — even if your photo had GPS, the record won't. The optional iCloud Drive backup of your iPhone, if you have it enabled, will include the app's data encrypted by Apple — never sent to anyone else.

PRICING

Free to try with up to 3 incidents, 5 photos, and 3 bylaws. PDF exports in the free version include a watermark. A single in-app purchase unlocks unlimited records and clean PDFs forever. No subscription. No upsells. No ads.
