## What is HomeManager?

HomeManager is the reference manual for your house.

Every appliance has a model number. Every furnace has a filter size. Every wall has a paint color you loved six years ago. HomeManager keeps that information in one place so you can find it when it matters — the HVAC filter you need at Home Depot, the paint code for the bedroom touch-up, the dishwasher's serial number when something finally breaks and the warranty claim needs it.

FEATURES

• Structured inventory for 14 home-specific categories — appliances, HVAC, fixtures, paint and finishes, plumbing, electrical, flooring, windows, doors, roofing, cabinetry, furniture, electronics, tools, and outdoor equipment. Not a generic "stuff tracker."

• Maintenance reminders. Enter a replacement interval once ("every 6 months"), and HomeManager schedules a local notification at 9 a.m. on the due date. Swipe to mark serviced; the next reminder rolls forward automatically. No account, no cloud reminder service — just iOS notifications.

• Paint label scan. Point your camera at any Sherwin-Williams, Benjamin Moore, Behr, Valspar, PPG, Glidden, Farrow & Ball, Dunn-Edwards, or Kelly-Moore label — the brand, color name, code, and finish come back automatically.

• Data plate scan. Point your camera at an appliance's rating plate — manufacturer, model, and serial number are extracted with Vision.

• "Find This" search. On any part or item, one tap opens Amazon, Google, Home Depot, or Lowe's (your pick) pre-filled with the best query — part number first, then specifications, then model + manufacturer.

• "Find a Pro" and "Manufacturer Support." Item detail suggests local providers (Google Maps) and manufacturer support pages (Google) based on the item's category.

• Rooms. Organize items by room with icons, square footage, and notes. Delete a room — the items stay, just unassigned.

• PDF reports. Generate a multi-page, professionally formatted inventory report in three flavors: Full Inventory, Stays With House (for real estate), or Insurance Report (with a cover page pre-filled from your property profile and a homeowner attestation block). Share via AirDrop, Mail, Files, or Print.

• .homemanager file import. Receive a builder's or contractor's record of your home in one tap; re-imports merge intelligently and preserve anything you've added yourself.

PRIVATE BY DESIGN

No account. No sign-up. No analytics. No third-party tracking. Your data lives in your own iCloud and on your own devices. If HomeManager disappears tomorrow, your data doesn't — it's in a CloudKit container you own.

iCloud sync across iPhone and iPad is automatic when you're signed into iCloud. If you're not, the app still works — your data stays on this device.

WHO IT'S FOR

• New homeowners who want to stop losing the filter size written in Sharpie on the furnace.
• People who inherited or bought a home and need to document what's in it for insurance.
• Anyone who's been burned by a maintenance schedule they kept in their head.
