It has absolutely everything I need and nothing else. This is reflecting their standout pricing too! I’ve also never had an app with such responsive customer service. Replies in hours not days, and they go out of their way to be fair to long-time, loyal customers. ### 5/5 — Intuitive App *2022-01-01, version 7.0.8* I’ve been using this app for a couple of years now to manage my 16 units and numerous tenants. The latest update is excellent and has added some intuitive features. I just entered all work I had to pay for and figuring out how to do stuff. Today was the first day I am actually able to use. I used a different system at a property management company I use to work at and this one is very similar for 90% off the price of the other system. It’s taking some getting use to and I am still needing to find out how to do mark ups and bill pay fees and late fees don’t go to owners I get them as the manager so I think I have to invoice them for these. Still working on figuring it out but I’m loving it so far. I’ve been using for 3 months but only managing 2 properties one being mine but getting more soon. Excellent support whenever you contact them, which was a big decider for me, need to know it's still worked on when you have to submit figures for accountants/taxman! Other apps, don't reply! Try it, you will like it! ## Most critical reviews (10 lowest-rated) ### 1/5 — Latest upgrade 7 not working at all *2021-12-27, version 7.0.5* Latest upgrade wants you to subscribe for even more money… sneaky sneaky company ### 1/5 — Don't waste your time *2014-12-15, version 2.6.3* This product is unfortunately not ready for release. As told by whoever answers the support emails, this is just a 'side project'. Sadly for me, real estate is NOT my side project so when I spend hours loading data in the system only to learn there is NO auto save feature and all of my work had been lost, I was understandably upset. I recommend Excel over this product-at least you know that's not a side project! It should be labeled as Beta. So unless you want to give this company free QA, you should invest your time elsewhere. ### 2/5 — Too simple and annoying. *2014-02-26, version 2.0.4* App's annoyance starts with first screen, where you can't enter the app without creating an account (competitors let one use app and then create an account when one wants to sync). Screen Transitions are numerous and slow. Apps lacks search, which is required for any non-trivial number of transactions. Summary for a property recalculated with old numbers from time to time, making one confused. No date ranges in reports, no YTD, no exports, no sending receipts, no contact info for tenants... No customization of categories (and a single category list containing income and expenses in a big pile). Especially on how responsive the company is if you have a question or issue. They always come through with an answer.
