## What is i?

iHost is a building maintenance management platform for landlords and property management organisations. It connects tenants with authorised contractors while giving landlords and property managers control and visibility over their portfolios.

The goal is simple: tenants and contractors manage day-to-day maintenance directly, without landlords needing to get involved in every conversation, appointment or update.

Landlords stay in control

Landlords set up properties, manage contractors and control which contractors are authorised to work at each property. They can view tenants, monitor maintenance activity and oversee their portfolio.

Once configured, iHost allows maintenance to flow between tenants and authorised contractors without requiring the landlord to act as the middleman.

Simple tenant registration

Tenants register themselves using information identifying their landlord and property. iHost validates the landlord ID, property number and postcode and checks whether that property has an available tenant unit. Registration is only permitted when capacity is available for that specific property.

Landlords do not need to manually create tenants. They can view and manage registered tenants, including removing or blocking access.

Authorised contractors

Landlords add contractors and assign them to properties they are authorised to work on. Contractors can declare the services they provide.

This creates a controlled contractor network while allowing tenants to communicate directly with the appropriate contractor.

Maintenance from request to completion

Tenants submit maintenance requests and provide relevant information. The process can progress between tenant and contractor, including appointments, rescheduling, cancellation and access information.

Contractors can attend, carry out the work, add photographs and provide a job report. Completed maintenance records remain available in iHost.

Less administration for landlords

iHost removes unnecessary day-to-day maintenance communication from landlords.

Tenants and authorised contractors can communicate and coordinate directly regarding appointments, contractor arrival times and job updates, while landlords retain visibility and control.

Contractor reporting

Contractors can provide job reports and supporting evidence directly through the platform. Audio-to-text allows contractors to dictate reports while working on-site.

Reactive and recurring maintenance

iHost supports both reactive maintenance, such as tenant-reported problems, and recurring or planned maintenance.

Regional and portfolio management

iHost supports hierarchical management for property management organisations. A regional manager or authorised senior manager can link multiple landlord or building-manager accounts to a master account.

The master account can view dashboards, properties, tenants, contractors and maintenance activity across linked accounts, allowing senior managers to oversee multiple portfolios while each account remains separate.

Where authorised, master accounts can manage linked account access, including extending access periods and purchasing additional tenant capacity.

Insights and analytics

iHost provides graphical insights into maintenance activity, work volumes, contractor activity and operational trends.

Data export

Operational information can be exported in CSV format for organisations to retain, analyse and use outside the platform.

A connected maintenance network

iHost brings landlords, tenants, properties and authorised contractors together in a controlled maintenance environment — giving tenants a direct route to contractors while giving landlords and property managers the oversight and control they need.

iHost — manage maintenance, without managing every conversation.
