我们是北方长期出租房屋的业主，希望自如可代业主缴纳冬季取暖费用及日常的物业费，可为业主减少许多麻烦，自如提高自身服务水平，会受广大业主的喜爱❤️

大家把房子交给自如就是图个省心，我也将房子交给了自如去租！结果签合同和后期房子验收各种霸王条款如下：
1.首先，我只拿到80%的房租，剩下的20%按照年底出租率来算分红，当然这个可以理解，毕竟没有空房期，可是管理费每个月8%确是按照房租的100%来计算，也就是我拿了80%的房租可是我要交100%的房租交管理费，我可以认为就是“中介费”。
2.其次，一年有管理费960元，我是新房，家具全新装修全新，我房子物业管理2年免费的房屋维修，可是这个钱我还是必须给，也就是租客需要给管理费一个月/年房租。我房东也要给。
___以上两点我为了省心，也都可以接受，毕竟合同条款清楚，你不愿意。可以不签合同。
**3.最重要是房子是精装，还是需要装修，我也是用的自如的队伍，电器也是用的自如。只有家具，因为我老公是做软装，也就自己找厂家来做了，结果在验收时，验收部门，没有出具不合格质检报告，口述告诉我不合格，并发给我一个视频（就是用手疯狂摇桌子只要动了就是不合格，抽屉也是疯狂摇！)就要求我必须换，我不换就不能起租！这简直就是霸道条件，只以个人主观意识断定不合格就是不行。就让你换，不换就不给你租！我这……无语！这不是霸王条款嘛？！霸王规定？！我现在住的家里是纯实木的桌子，抽屉装满的东西，我晃也和他们空的抽屉摇晃是一样的！我真的不能理解！这个验收的标准是什么？？难道只是因为家具没赚到我的钱？！……
