## What is Indate?

Indate is an independent app for private landlords in England, Wales, Scotland and Northern Ireland. It is not affiliated with, endorsed by, or connected to GOV.UK, HM Government or any local authority.

Renting law is different in each country, and Indate applies the one your property is in — never another country's.

From 15 December 2026, landlords in England must record every rented property on the government's new Private Rented Sector Database, pay a fee for each one every year, and keep the details current. Registration opens region by region, each with its own deadline. Scotland, Wales and Northern Ireland each run their own scheme, with their own fees and renewal cycles.

Indate keeps track of all of it in one place.

WHAT IT DOES

• Your registration, wherever you let. England's PRS Database deadline, taken from your own council. The Scottish Landlord Register, renewed every three years, with each council separately. Rent Smart Wales, where registration and the landlord licence are two different things. Northern Ireland's Landlord Registration Scheme, one flat fee however many properties you own.

• Ready to Register. A per-property checklist of exactly what your country's service asks for — your details, the property, the rent, the licensing, and your gas, electrical and energy records — assembled from what you have already entered, with anything missing clearly flagged.

• Gas safety, done properly. Indate stores your inspection date and your deadline as two separate things, because under regulation 36A they are. Book a check within two months of your deadline and your anniversary is preserved. Book it earlier and you lose those weeks permanently. Indate tells you which is about to happen, before you book.

• Electrical reports that respect the report. An EICR lasts up to five years — unless your inspector wrote a shorter interval on it. Indate uses whichever comes first.

• The differences that catch people out. Scottish deposits run in working days, not calendar days, against Scottish bank holidays. Northern Irish deposits are 28 days, not 30. Wales gives you 14 days to get an electrical report to your contract-holder, and not doing so makes the home unfit even when the report itself is clean.

• Everything else with a date on it. EPC expiry, deposit protection and prescribed information, alarms, licensing, and Right to Rent follow-ups in England.

• Reminders that actually arrive. 90, 30, 7 and 1 days before anything is due, plus a Monday summary.

• A document store and a PDF pack per property, ready to send to a council officer.

HONEST ABOUT WHAT IT IS NOT

Indate cannot submit your registration. The law requires you to register personally — a letting agent cannot do it for you, and neither can an app.

It is not legal advice. It helps you keep track of dates and documents. You remain responsible for meeting your legal obligations. Where Indate cannot answer something, it says so and tells you to ask your council or a solicitor rather than guessing.

It will not invent a deadline that does not exist, and it will not borrow one country's rule for another. There is no legal requirement to hold a legionella certificate. Testing the appliances you supply is a legal duty in Scotland and is not in England. A gas cooker needs no carbon monoxide alarm in England — and does need one in Scotland, Wales and Northern Ireland. There is no minimum EPC band in Scotland or Northern Ireland.
