It would be very helpful if the version that is used with Buildium had the send to sign function. ### 3/5 — Only Works On Apple *2022-06-10, version 3.28.6* My company uses this app so I literally have to use it multiple times daily. 1st I’ll give you the pros. It is simple to navigate……. So the issues I have with it is that I had to purchase an iPad to get it to work. Otherwise certain units will not populate or email. Sometimes it takes up to 3 or 4 minutes to be able to see something on screen. (I’ve tried on multiple different Androids with the same result) The app also is a tad bit clunky and could use an overhaul to streamline it. Like how to add or remove sections etc. Also the way the photo load works. Sometimes photos won’t go in. Bottom line is…it’s a solid app as long as you double check every piece of data you input. ### 4/5 — Solid *2021-11-16, version 3.28.6* Very usable most of the time, a few glitchy details but plenty of flexibility. Room for improvement but I recommend it! ### 2/5 — Buggy and klunky and slow support *2021-07-19, version 3.28.6* I’ve been a user through Buildium for several years. I use this app heavily in the summer. You just can’t rely on it. If you are making a one time standard report it’s fine. But move in move out reports don’t work well, aren’t reliable across iPhone and iPad and as a paying customer, support is nice but slow. It’s buggy and klunky and should be more polished for its age here. I just can’t rely on it at our critical time of year. Plus be aware there are different partner versions that do less than the full version. ### 4/5 — Few tips to improve app *2021-07-02, version 3.28.6* I love this app! It’s super simple to use. If I could change a couple things… I would like to see a select feature when using the library to add pictures. Currently, it only allows you to add pictures from the library one at a time then it closes back to review the photos. If I could select multiple at a time that’d be AWESOME! also if I could add a contact list in the app when sharing the report that’d be great! It uses my personal contacts on the phone which is fine but it also auto populates contacts when sharing. Also I’m not sure if this is a good space to ask for improvements , I’m so sorry. It’s a great and simple app though! ### 3/5 — Logging in *2021-04-21, version 3.28.3* This is dumb but I downloaded the app and for the life of me I cannot register It’s only asking me for email and password which since I didn’t register, I don’t have 🤦🏽‍♀️ Tried clicking the contact sales tab - which it’s not allowing my email, therefore no button to click to speak with someone Help!? ### 4/5 — A Good App That Should Be A Great App *2021-04-12, version 3.28.2* HappyCo. Has come a long way in the past year alone in terms of reliability. While there are still kinks to be worked out, currently my biggest issue is the lacklustre camera. I’m not sure why it’s so limited, but I have a wide-angle lense iPhone that I use for just about every photo so my contractors can easily see the area and extent of work in the inspection. At the moment, I’m not able to utilize this to zoom out or in for inspection photos. Adding that support would do a lot to push this app closer to 5 stars. ### 2/5 — Unusable *2021-02-16, version 3.27.1* I cannot begin to express how unusable this app is. It is meant to make our lives easier, so why do I have to click 5 times to get to my camera roll? Why do I have to scroll through ALL my pictures all over again to get to the one I need? Why does the app crash if I leave it for too long? Why won’t the app tell me WHERE I missed an item? Why can’t I view all of my descriptions from my phone screen? Anything that’s too long for my screen I can’t read. Someone needs to take another look at the UI of this app and redo all of it in a way that ACTUALLY makes the job easier. Honestly, I’d rather do a paper inspection rather than this mess! ### 5/5 — Review *2020-12-23, version 3.27* Very user friendly. New user and it so to the point and direct. Makes missing smaller things harder ### 5/5 — Works great! *2020-08-13, version 3.25.5* I’ve been reading a bunch of the reviews and just find them all to be a bit absurd.. This app runs perfectly.. I literally have never had my app crash once in the last two/three years we have been using it as a property. Obviously you have to make sure your device and app are kept updated otherwise you will have issues but that’s normal for literally all apps. It’s common sense. Literally the only thing I would add to this app is a feature that would either save my name for signature so I do t have to type it out every time or save the name and signature like a drop down menu to select who is signing. Otherwise this app and program is a 9.5/10. Also love that I can pull up my inspection on the computer and type it out there. Love it! ## Most critical reviews (10 lowest-rated) ### 1/5 — Important Update *2026-03-13, version 3.28.17* An “important update” screen popped up on the app to download another one of HappyCos app and it will not go away. There’s no “X” to close it out and now I can’t even use the app at all. It will not get off the screen. Tried the close and reopen the app method as well as the uninstall and reinstall app method but that screen to download another one of their apps keeps popping up and doesn’t go away. ### 1/5 — Management company owner *2026-03-02, version 3.28.17* Why should I have to install an another app for something that I do not intend to use just to use my original app that I have previously downloaded and pay for. ### 1/5 — Not user Friendly *2026-03-02, version 3.28.17* I do about 50 inspections a week. Since they “improved the app” it has totally disrupted my workflow and now inspections are taking me twice as long. You can create your own template but be prepared to spend hours on tedious ratings that aren’t easy to find or customize. There is no organization to search items to input, no easy way to make a room then duplicate it, you have to do every room from scratch. They recently basically shut down this app and created a whole new platform which removed copying previous inspections, removed the half way decent editing tools and can only pull up inspections within the last 30 days on the app. Snails pace at any kind of bug fixes or improvements. I HATE this app but even worse I hate the new one they switched to. ### 1/5 — Bad *2026-01-31, version 3.28.17* Bad ### 1/5 — Really hard to use *2025-03-03, version 3.28.17* I can’t even begin because my password won’t get accepted on website and app. ### 1/5 — Worst ever *2024-08-29, version 3.28.14* This is the worst app that u have to use on your smart phone to begin an inspection then u can sign into the site on your desk top. You can add multiple photos from your library. Plus I don’t do photos line item by line item. I take a ton of photos all at one time or else if I do it line by line an inspection will take over an hour. Some here say this app is simple? It is not, it’s not user friendly at all. I’m busy I just want to click a property. Hit a button that says new inspection you can not make changes to the make up of the property on the web site only on your smart phone. I just can’t anymore, I keep telling Buildium , well Real Page to dump happy co as there are many other programs that are better. But it’s real page which is being sued by the doj. It might be time to go to appfolio. Don’t pay for this find a much better program. ### 1/5 — Completely useless *2023-10-06, version 3.28.12* Seems like a great app but unfortunately it is completely unusable due to constant glitches. I need to restart the app for each function. Went with this company because of my property Managment software but will be stopping service. Look at other reviews, seems everyone is having a similar issue with how clunky this app is. Photos don’t get saved to my personal device they just go right where they need to be and no where else. Sections I don’t need can quickly be removed and custom sections that I do need can be easily added. It has been great because we can customize what we want to inspect, how the reports look, and what information we want to capture. Great App highly reccomend! ### 5/5 — Had a lot of issues until… *2024-08-13, version 3.28.14* I love this app, it’s very simple to use. I love how you can have the tenant sign it and in there, It’s a wonderful feature, when it works! My problem came because I downloaded the app before my new employer had sent me my sign in information. Because of that every time I tried to do an inspection it wouldn’t allow me to access the report to have the tenant sign. I would have to send in a help ticket and they would fix it eventually. I have to say help technicians have been very helpful and getting it running for me. I recently deleted the app and re-downloaded it and it has been working perfectly!
