We have to use them ring-bell service. They watch you all the time and you also pay them for it. How is possible we have to pay for them cable and internet services of I have mine, what I like? For all those reasons I found something with better privacy. Their company, Conservice, refuses to provide water usage reporting despite doubling the bill with decreased water usage. **Developer response:** We're sorry for your experience and we're here to help. An associate will follow up with you. ### 1/5 — Garbage app *2024-12-30, version 2.8.4* The app doesn’t even show the full list of homes available by their company on other platforms. It’s as shoddy of an app as Invitation Homes is as a company. Horrible UI and abysmal customer service. I’m updating my review to expand on how awful Invitation Homes is, not only as an app, but as a company. When seeing a home, you are given a code by the app for the digital lock on the doors. If you expect it to work, lower your expectations and you may have a better experience than I did. Nearly two days later I finally got word from someone about the issue, but it was no longer applicable and I was fed up. The next house I saw was a complete pigsty. No one bothered to even tidy up or make sure the place was ready to be viewed. The worst part is that this company is everywhere. I’d say avoid if possible but in most areas, companies like these buy up all the upcoming properties and demand premiums from renters just to line the pockets of high up execs. You can’t opt out of their garbage “accommodations “ that ALWAYS add $200+ to the base rental price you see. This company is KNOWN to overcharge. They’ll charge $90 for sewage! ### 1/5 — Scam *2024-09-25, version 2.7.4* Please don’t sign off for this app. They’re using it to steal your identity don’t download this app. ### 1/5 — Rent due is higher than advertised rates *2024-09-21* Predatory Corporation that owns residential homes. Unlike other property management companies in this area this company believes they can advertise their rent $200 to $400 less than what they will tell you is due. They have a company called con service where they bill you for water but never tell you how much you use. This is not an optional service they force you to pay for a delivery service to send air filters. This is not an optional fee they force us to pay for smart, home features, and to carry Internet packages to enable their ring doorbells and fancy code front doors this is not optional fees. These are mandatory fees that can increase your rent rate anywhere from $200-$400 a month and they do not pay for pest control like other companies. They do not pay for lawn or pool services like other companies they do not allow you to pay for your own pool service. You must use their approved vendors. It took hours before they told me to just make a new account and didn’t help me fix the last one. ## Most critical reviews (10 lowest-rated) ### 1/5 — Don’t rent here, run while you can! *2026-08-23, version 2.11.97* Work orders don’t get fixed, no one communicates with you. I’ve had a broken AC for 4 months, water intrusion, dishwasher hasn’t worked since I moved in and more. You try to reach out and no one communicates back. Tried to apply and it won’t even download my ID properly. Customer service was pretty much telling me tough luck. I’m done. ### 1/5 — Find another landlord. *2025-11-26, version 2.10.6* This company has excessive fees for everything, they won’t give you a copy of your lease no matter how many times you ask, and it’s just a quick little Signature as you meet a maintenance guy and except the property that signs you to the lease. Even though late payments aren’t due till the ninth on the second they post something on your door and then charge you 70 bucks for it. They charge you $25 per bill that they insist they pay for you. Apparently, somewhere around page 55 of your lease there is a chapter that says early termination for your lease is about $6000 If you put in a maintenance request, they schedule it for six months to the day after you put it in ### 1/5 — Rent is higher than rate listed *2025-05-21, version 2.10.3* We are forced to pay an extra $120 for pool service, but they send inexperienced folks who end up damaging the pool equipment. For the house - After repairing a leak in the kitchen that they gutted (while we were forced to live in a construction zone with no kitchen) they put the black moldy cabinets right back. Because invitations homes relayed on cheap labor. Everything is through email and portals however there has been people available when help is needed. The agent was nice and gave us a move-in date but on that date they never sent us the code to the house so we can move in. There was a 1-day delay in moving in. They did pro-rate us for the day and then we moved in 1-day later (not ideal) but it is whatever. When we moved in there were so many things broken/loose/needed to be replaced. We quickly learned about the app and after a few months, maintenance did come out and they fixed every issue. We haven’t needed maintenance in a long time, which is great! We love it here and so far so good. We signed a 2-year lease and our rent was raised after the 1st year but we knew that when we signed the 2-year lease and we are hoping it doesn’t keep raising every year after that as we want to stay here a long time! It does stink all the extra fees as we pay on the app our water bill and our rent (always that extra fee) but I guess this is the new norm. We are very grateful for this and give him 5 stars! ### 5/5 — My Leasing Specialist is the best! *2025-12-01, version 2.10.6* Jodi Papke has been so prompt and helpful assisting with my lease and move in. I have never met such a knowledgeable agent such as Jodi. She guided me through the process with such compassion and understanding of my situation that required more machinations than I imagine most new tenants required. I was able to move in on my desired start date only through Jodi’s diligence and unselfish patience.
