Kos Manager keeps the books for a boarding house. Rooms, tenants, rent, deposits, contracts, expenses. One app, on your phone, instead of a notebook and three WhatsApp threads. WHAT IT DOES Rooms and tenants See every room at a glance: who is in it, what they owe, when they came in. Up to four people per room, each with their own details, one of them marked as the one who pays. Rent that keeps its own diary Set the day rent falls due and the app tracks it. Overdue rooms turn red. Reminders go out over WhatsApp or LINE, in the tenant's language, with the amount and the bank details already filled in. You approve the message before it sends. Money you can check Every payment says which account it landed in — cash, or any of your banks. Each account carries a running balance. The balance sheet shows what you own and what you owe, and reconciles the accounts against the books, so "the app says this, my bank says that" is a question with an answer. Trace any figure A statement of every payment, expense and transfer: date and time, what it was, amount, debit or credit, which account. Filter by week, month, year or your own dates. Search by tenant, room or note. Export to PDF or a spreadsheet your accountant can work in. Let tenants fill in their own details Send a link. The tenant types their name, phone, ID number and emergency contact, and photographs their ID, before they move in. PAID EARLY? IT COUNTS TODAY Rent settled before its due date now shows in Finance the moment you record it, instead of waiting for the date to arrive. CHASE EVERY UNPAID MONTH IN ONE MESSAGE A tenant several months behind used to be asked for one month at a time. Now every unpaid month is listed with its own amount and a single total, and the late fee is charged once rather than per month. The reminder, the invoice, the email and the receipt all quote the same figure. A RECEIPT THAT TELLS THE TRUTH Settling one month of several now prints the months still owed below the payment, so a receipt cannot be mistaken for proof of being all clear. FIGURES THAT MATCH THE ROOM LIST Overdue, due now and not due yet now count the months your billing schedule says are due, not only the ones with a bill already written. Tap any of the three to see exactly which rooms and which months make it up. A ROOM REPORT YOU CAN READ Four figures in plain words — money in, money out, profit, paid ahead — replacing six written in accounting language. They type their name, phone, ID number and emergency contact, and take a photo of their ID. You read what comes back, accept it, and the check-in form opens already filled in — the ID photo included, so you're not uploading a document they already sent you. Something wrong? Send it back with a note and they fix it on the same link. Rooms waiting on you are marked in the room list. (Professional) Every payment now says where the money went Rent, deposits and expenses can each name the account they passed through — cash, or any of your banks. Each account keeps a running balance, and the balance sheet checks those balances against the books. When the app and your bank statement disagree, you can finally find out why. Export to PDF, or to a spreadsheet your accountant can actually work in. Fixed: changing the day rent falls due This one was wrong, and it's worth explaining. Moving the due date could skip the days in between — change the 11th to the 3rd and you might hand your tenant three free weeks without ever seeing it. Now the payment already owed keeps its own date, its period is shortened to the new day, and it's charged only for the days it covers. The confirmation says exactly that before you accept. The room shows as Booked until check-in and tells you if the balance goes unpaid.
