## What is LandlordLite?

LandlordLite is the simplest way to manage a small rental portfolio. Built for landlords with 1–5 units and house hackers living in their building, it keeps rent, expenses, and tax records in one private, offline app — no account, no spreadsheets, no monthly bookkeeping service.

Pick your mode at setup:
• Landlord Mode — track properties you rent out.
• House Hacker Mode — track the units you rent while living on-site, with a mortgage-offset view.

WHAT YOU CAN DO
• Properties, units & tenants — organize your portfolio with leases and contact info.
• Rent tracking — log payments, mark them paid or pending, and see expected vs. received each month.
• Expenses with receipt scanning — snap a receipt and let on-device scanning fill in the total; set a deductible percentage for mixed-use costs.
• Utilities — split a shared bill across units, equally or custom.
• Maintenance log — track issues per unit with photos and an open/resolved status.
• Mortgage offset (House Hacker) — see how much of your mortgage your tenants cover.
• Home dashboard — monthly expected rent, received, and projected net at a glance.
• Reminders — a heads-up before a lease ends and on each rent due day.

• Tax-year export — a clean CSV and PDF summary of income and expenses, ready for your accountant or Schedule E.

Free includes one property with up to two units.

PRIVATE BY DESIGN
Your data stays on your device and in your own private iCloud. No accounts, no servers, no ads, no tracking. LandlordLite works fully offline.

Pro is an auto-renewing subscription ($3.99/month or $34.99/year). Payment is charged to your Apple Account; it renews automatically unless cancelled at least 24 hours before the end of the period. Manage or cancel anytime in your App Store account settings.
