This app constantly has updates that are useful and improve performance. My accountant loves the reports that are generated come tax time. I actually track short term rentals in it as well. Although it is was not originally designed for this purpose, it does work with a few minor tweaks. It has proven to be immensely helpful and in my opinion has most of the features a landlord or property manager could wish for. The developer keeps it updated and new features are constantly being added which is a huge plus. I’d like to be able to upgrade some features that only landlords with many properties can use, but without having to pay for the full upgrade, eg automatic invoices that is not included in mini, but only if you double the cost for the upgrade... And if you try to be proactive and simply add all rent invoices for the month, your accounts will now show the tenant in the red rather then only owing the invoices to date. It would be handy if I could add an expense and then separate that into what I owe and what the tenant owes. Ie, a water bill here will be paid by me, but I will charge the usage part to the tenants. The app requires you to separately invoice the tenant as another rent invoice. In saying all of the above, the app does help me keep all of my invoices and accounts together and relatively easily managed for tax time. I’d love if the taxable and non taxable expenses were separated in the report to make tax time simple. It is so user friendly and for a one-time purchase it is a bargain. I recently emailed for technical help and received a personal response the same day! Now all of a sudden I log in to update rent income for the month and a popup tells me I have to pay $50 to continue using the app as I have all these years! I can’t even download my historical data for the year without paying?
