## What is Lease Ledger?

Lease Ledger turns scattered rental notes, dates, photos, responsibilities, and deposit details into one private case workspace.

RUN A CASE DESK
- Keep the rental profile, evidence coverage, open follow-ups, and move-out readiness together.
- Build an obligation matrix for tenant, owner, shared, and unresolved responsibilities.
- Track deadlines without creating an account.

DOCUMENT CONDITION EVIDENCE
- Record move-in, during-lease, communication, and move-out entries.
- Add optional photos through Apple's system photo picker.
- Compare matching move-in and move-out observations.
- Keep a dated evidence timeline and deterministic case fingerprint.

PLAN THE MOVE-OUT
- Follow a six-step Move-Out Runway.
- Estimate a deposit reference date from a bundled state catalog.
- Build a deduction worksheet with amount, status, and supporting notes.
- Schedule optional local reminders and share a plain-text handoff.

EXPORT A COHERENT PACKET
- Build a fingerprinted PDF with the rental profile, obligations, deposit plan, evidence timeline, deductions, and readiness summary.
- Export text and CSV summaries through the system share sheet.
- Keep records local until you explicitly export them.

PRIVATE BY DESIGN
No account, ads, tracking, analytics, subscription, in-app purchase, or developer backend.

Lease Ledger provides organization and general reference information, not legal advice. Deposit timing is clearly labeled as an estimate. The app links directly to USA.gov and HUD resources so users can verify current state and local requirements.

## Version history (last 5 releases)

### 2.0 — 2026-08-26

Lease Ledger 2.0 has been rebuilt as a focused rental evidence desk.

- Case Desk surfaces evidence coverage, open follow-ups, and move-out readiness.
- Obligation Matrix separates tenant, owner, shared, and unresolved responsibilities.
- Move-in and move-out evidence can be compared in one private timeline.
- Deposit Clock, Move-Out Runway, and Deduction Worksheet now work as connected planning tools.
- Readiness analytics and a fingerprinted Evidence Packet make handoff more coherent.
- iPad navigation and dense evidence views have been rebuilt for regular-width use.

No account, ads, tracking, subscription, or developer backend.

### 1.3 — 2026-06-24

This update focuses on the move-out moment when your deposit is actually on the line.

- **Deduction worksheet.** Log each line your landlord proposes to withhold, mark whether you accept it or plan to dispute it, and see exactly how much of your deposit you should expect back. For worn items like carpet or paint, enter the item's age and LeaseLedger uses general HUD-style useful-life estimates to suggest a fair prorated charge — and flags when a deduction looks higher than that.

- **Insights.** A new charts screen sums up your records by status and category, shows how due dates cluster over time, and breaks your deposit down into what you'll likely get back, what you accept, and what you're disputing. Everything is calculated on your device.

- **Move-out reminders.** Opt in to a local reminder a few days before your state's deposit-return deadline, with an option to also be reminded on each open record's due date, so the follow-up window never slips past you.

Your deduction details now flow into the PDF rental packet and the plain-text summary too. As always, LeaseLedger stays fully offline — no account, no ads, no tracking, no in-app purchases — and remains an organization tool, not legal advice.

### 1.2 — 2026-06-19

What's New - LeaseLedger 1.2 (Build 4)

Version 1.2 turns LeaseLedger from a rental note-keeper into a real move-out and security-deposit companion.

New

- Security Deposit Deadline tracker. Pick your state and your move-out date, and LeaseLedger shows the exact date your landlord is legally required to return your deposit - with a live countdown of the days remaining and a clear flag once the window has passed. The math respects calendar vs. business days exactly as each state's law specifies.

- 50-state + DC deposit law reference (offline). A searchable reference covering all 50 states and Washington, D.C.: the maximum deposit a landlord may charge (in months of rent, or "no statutory cap"), the deadline to return the deposit, and the penalty a renter can cite if it's withheld in bad faith.

- Wear vs. damage guide. Common move-out conditions paired with whether they're generally normal wear (the landlord's cost) or possible tenant damage - grounded in HUD guidance - plus a useful-life reference so you know when an item is too old to be charged for a full replacement.

- PDF rental packet. Build a dispute-ready PDF that combines your security-deposit deadline details and all your condition records, dated and grouped. Plain-text and CSV exports are still included.

- Over-cap deposit flag. If the deposit you paid looks higher than your state's statutory cap, LeaseLedger lets you know.

Improved

- The Today dashboard now shows a deposit-deadline glance card.
- The text and CSV exports now include your deposit-deadline details.
- Reorganized navigation: a dedicated Deposit tab; the toolkit, law reference, and wear guide are reachable from the Info tab.

Unchanged

LeaseLedger remains fully offline: no account, no ads, no tracking, no in-app purchases, and no network calls. Everything stays on your device. LeaseLedger is an organization tool and does not provide legal, housing, insurance, or tenant-rights advice; bundled references are general information compiled from public 2026 sources and can change.
