## What is LeaseLab?

See who’s paid, who’s late, and what’s due for every house you own — on Mac, iPhone, and iPad. No subscription.

LeaseLab is a local-first rental manager for independent landlords. The download is free for one property you own. A one-time in-app purchase unlocks unlimited properties. Houses a partner shares with you do not count.

Track properties, units, tenants, and leases. Record rent as it arrives (check, cash, or ACH you already run at the bank). Print a lease. Log maintenance, vendors, expenses, and vacancy. Analyze a purchase with numbers you type, not a scraped rate.

Your portfolio lives on the device first. The same Apple ID stays in sync through iCloud. Invite a spouse or partner on another Apple ID to share the whole portfolio. Work offline; zip backup and restore when you want a file in your hands.

LeaseLab does not store bank routing or account numbers and never originates a debit. Keep signed ACH authorizations in your own records. Mark the lease “authorized” with the date and where you filed the original.

Built in The Wood Lab | Stephenville.

## Version history (last 2 releases)

### 4.0.0 — 2026-10-19

LeaseLab 4.0 adds Siri, a printable deal report, mortgages, and support for properties outside the U.S.

• Siri and Shortcuts: ask "Who owes rent in LeaseLab" or run it from Shortcuts to see who hasn't paid yet. You can also log a work order, confirm rent, or check what's expiring.
• Ask LeaseLab: ask about your rentals in plain words. Answers come only from your own records.
• With Apple Intelligence, Needs Attention on the Dashboard gets a headline and plainer wording.
• Type "back door won't lock at Maple Lane, urgent" and get a filled-in work order.
• Fill in a lease from its PDF, with the line each value came from.
• Analyzer: paste a listing, see break-even rent and what-ifs, and print a two-page report.
• Mortgages and recurring bills record their own payments and keep the deductible interest separate.
• Work orders have status and priority.
• Set a currency for each property and enter addresses outside the U.S. Leases print on the paper size used there.
• Finished one-time maintenance tasks no longer show as overdue.

Ask LeaseLab, the Needs Attention wording, lease PDFs, and listing paste use Apple Intelligence, so they need a supported device. They run on the device. Everything else works on any device, and nothing new costs extra.
