## What is Loan Compass?

Loan Compass contains a collection of calculators for examining borrowing, repayment, and rental-property scenarios.

Choose the calculator that matches the question you are trying to answer, enter your assumptions, and review the resulting payment, payoff, amortization, or investment figures.

The mortgage calculator accepts purchase price, down payment, interest rate, term, property tax, homeowners insurance, HOA costs, PMI, and payment frequency. Extra principal can be modeled as recurring payments or individual additional payments.

The resulting mortgage analysis separates principal and interest from other housing costs and provides an amortization schedule. You can examine total interest, projected payoff, remaining balance, and the effect of paying additional principal.

Loan Comparison places two mortgage scenarios next to each other. It compares payment, interest, total cost, payoff timing, remaining balance, and cumulative interest so differences can be examined from the same screen.

The Student Loan calculator models repayment and additional principal along with scenarios involving capitalized deferment interest and interest-only periods.

Debt Payoff shows how changing the amount paid each month affects repayment time and interest.

Separate installment-loan tools cover auto, boat, RV, and personal loans. These calculators provide payment and interest calculations together with balance and amortization information.

Rental Analysis combines financing with the operating assumptions of a rental property. Enter rent and property costs such as taxes, insurance, HOA expenses, operating reserves, and financing information. Loan Compass then calculates cash flow and other rental measures from those assumptions.

Rental Pro is an optional subscription for users who want additional rental-property analysis. It adds metrics and projections such as net operating income, DSCR, break-even calculations, equity and loan paydown, appreciation assumptions, selling costs, projected sale proceeds, and return calculations.

Calculations can be saved as scenarios for later comparison. Supported results can also be exported as PDF reports.

Saved information can remain on the device or use private iCloud synchronization where available.

Loan Compass 1.1 expands the standard Rental Analysis calculator.

Property taxes, insurance, HOA costs, and the monthly operating reserve can now be edited directly for each rental scenario. Changing these assumptions immediately updates the resulting rental calculations.

This version also includes internal naming updates, reliability improvements, and general refinements.
