## What is Marmot Build?

Marmot Build is the app real estate agents use to turn an empty room into a listing — and the same app interior designers use to stage it.

Scan a property with the iPad's LiDAR sensor. In about a minute, generate three AI-staged photo variants. Pick one, and it's already in your Listing Package PDF, your MLS export, and your shareable Virtual Tour link. No re-import, no second app, no $500 staging invoice.

WHAT YOU CAN DO

• Listing Day, one tap away — the Home tab surfaces today's showings, fresh leads, and open houses. Built for the morning before the 11am tour.
• MLS-ready exports — a one-page Listing Flyer PDF, a photo bundle for your MLS, and a virtual tour URL, all from one share sheet.
• Kiosk Mode for open houses — park an iPad on the kitchen island. Visitors swipe through the gallery, drop their email, and the lead lands in your pipeline before they're back to their car.
• AI Virtual Staging — three variants per room in about a minute, powered by gpt-image-1 through a private proxy.
• Mood Boards that promote to listings — designers build the look, then one tap sends the staged image into the agent's Listing Package.

PRIVACY

LiDAR scans, floor plans, annotations, and voice notes process on-device. iCloud sync is opt-in and stored in your private CloudKit database. AI staging uploads only the room photo you choose to our marmot-api.fly.dev proxy, which forwards to OpenAI's image-edit endpoint — we don't retain prompts or images. Virtual tour publishing uploads to marmot-apps.com only when you tap Publish.

Marmot Pro is an auto-renewable subscription ($3.99/month or $39.99/year). Payment is charged to your Apple Account at purchase confirmation. The subscription renews automatically unless cancelled at least 24 hours before the end of the current period; manage or cancel anytime in your Apple Account settings.

• The sample "Marmot Beach House" property now stays clearly marked and out of your real stats — remove it in one tap, or bring it back any time from Settings.
• Deleted a room by mistake? Rooms now go to Trash and can be restored.
• A guided "Getting Started" checklist walks new users from first scan to first listing or staged render.
• Honest scan progress — the progress ring now reflects how completely your walls are captured, not just elapsed time.
• Scan review marks weak spots right on the 3D model so you know exactly where to rescan.
• Cleaner, less cluttered Home screen and clearer, more consistent labels throughout.
• Plus reliability fixes across iCloud sync, measurements, and the design tools.
