## What is Mono?

Mono helps landlords and property managers of furnished properties produce two condition reports for every tenancy.
Build a photo-based inventory once, then check its condition during move-in and move-out.

01. Inspections with Mono are visually guided: space by space and item by item.
02. Create the inventory by taking photos and letting AI image recognition handle most of the data entry.
03. Inspections can be reduced to specific items only, or cover the whole inventory.
04. Mono supports move-in and move-out inspections, as well as internal audits.
05. Thanks to the visual guidance, inspections can be completed by anyone, including your tenants.
06. Every completed inspection produces a professional condition report.
07. All inspection data is synced back to the original inventory, creating a continuous record of the property.

How to check a property with Mono:

08. Create an inventory of a furnished 2-bedroom apartment in less than 10 minutes by taking photos of anything you want to inspect later: the walls, the bed, the coffee machine, etc.
09. Run an initial internal audit to record the condition and cleanliness of the items in your new inventory.
10. Ask your tenant to complete the move-in inspection and confirm the condition and cleanliness of either the entire inventory or only the most important items.
11. The completed condition report is emailed to all participants. It can also be viewed online, downloaded as a PDF or printed.
12. Ask a staff member to complete the move-out inspection and carefully document potential damage that may justify deductions from the deposit.
13. The move-out condition report flags newly recorded issues, making it easier to identify anything that goes beyond normal wear and tear.
14. Run internal audits between tenancies as part of your make-ready process, or skip this step and use the next move-in inspection as the new baseline.
