I LOVE the app! I have been using it a lot! But today is not working, I have tried a hundred times and when I hit GO it closes on me

In order to truly run numbers on a property there is much more than just mortgage costs at stake. There are operating costs: maintenance, management, utilities, insurance, vacancy costs, taxes, capital expenditures, just to name a few. Most importantly there are going to need to be some other criteria as well such as closing costs, appreciation, depreciation with land value. After factoring all these items, your cash on cash and ROI will be about 1/4 of what this shows.

Doesn’t factor in operating expenses, only cost of mortgage. This calculator would be useful if it calculated true Net Operating Income.

I really like the simplicity and it’s very easy to use, but the expenses really just don’t give a clear picture since there are so many more expenses that affect the calculation than are presented here. If more were includes this would be a 5!

Love it. Takes all the crap out of figuring out some numbers while having fun and dreaming big.
