### 2/5 — If it were 2004, would give 3 stars

*2026-05-28, version 1.11.5*

Logs you out. Every. Single. Time. Two factor takes for ever to come through. Super clunky. Features limited.

### 1/5 — Decent App with Poor Auth workflow

*2025-12-20, version 1.11.4*

Over a year ago they switched to Microsoft Auth which forces you to enter credentials and sometimes 2FA on the same device every time you open the app.. Entering credentials is not the issue, multiple unnecessary clicks till you see the actual app is. This kills the user experience, i often spend more time logging in than actual thing i opened the app for. Why not use FaceID instead of this?
Having said this, i do love the community features and ease of creating service request despite its bad UI.

### 1/5 — Worst App on my Phone

*2025-12-01, version 1.11.4*

I’m assuming the developers are either children, or in school to learn how to develop an app. Nothings works. Login is ridiculous, 10 steps, cannot save login info, etc. app does not display correctly on a new iPhone running latest iOS. Although, one could argue that the app is on par with the properties managed by Equity Res. 1 star is overrated, because you cannot give less.

### 1/5 — What a joke

*2025-11-26, version 1.11.4*

So many issues with this app. For starters, why does it log me out every time I close the app. Doesn’t offer the option to keep me signed in, nor does it allow me to log in via Face ID. Pages take forever to load. There’s no back button or right swipe gesture support. Hamburger button completely disappears when you scroll, so you have to scroll to the top every time you need to open the side navigation bar. Overall a really janky experience.

### 1/5 — Terrible update

*2025-11-23, version 1.11.4*

It’s been a while since they updated and now it won’t enable face id anymore. Asks to verify device every time and doesn’t verify even when I put in the code from the text. Absolute nightmare trying to log in every time and the payment link doesn’t work anyways, so just use the web site.

### 1/5 — Seriously Review All Issues

*2025-11-06, version 1.11.4*

Someone got to seriously review all the issues pointed out by several people and take things seriously and resolve. The app doesn’t have a basic back or front button to start with when I want to maneuver between pages or whatever

### 1/5 — This App Is Trash

*2025-10-30, version 1.11.4*

There are so many issues with this app. You couldn’t make it any worse, even if you tried.
It bugs me that a team of “software engineers” were paid money to build this trashy app.
This is a joke. Shameful!

### 1/5 — Absolutely disfunctional app

*2025-10-29, version 1.11.4*

Try retrieving password when you forgot. It takes an hour to gey the code.

### 1/5 — Worst App I’ve Ever Used

*2025-10-29, version 1.11.4*

Title. Some issues: cannot view entire page (some parts are cut off), login is very inconsistent, sidebar doesn’t close when clicking sub items, clicking on the footers in the sidebar doesn’t do anything, request a service flow literally makes no sense - there’s duplicate objects! The list can go on..

### 1/5 — Literally doesn’t work

*2025-09-30, version 1.11.4*

Logs in. Asked to authenticate. Authenticates. Immediately logged out. Logs in. Asked to authenticate. Immediately logged out. The cycle continues. Can’t use app at ALL.

### 1/5 — Horrendous

*2025-09-26, version 1.11.4*

This app (along with the website) is broken. It’s physically not possible to log in at the moment. Are the developers even testing this out?

### 1/5 — Never Works

*2025-09-18, version 1.11.4*

There’s serious issues on the development side beginning with the login process. It takes about 5 steps just to log into the tenant portal but all you can do on it is submit service requests because every other feature never works and you don’t even pay your rent though the app anymore.

The app’s homepage where tenants can share posts almost always never works. This is the most used space to notify others of burglaries, fire alarms, and thefts in the building but the app’s homepage has been down for at least three weeks now making this a safety issue now too.

If I could offer advice: whoever is working on the development team needs to troubleshoot, troubleshoot and troubleshoot before rolling it out.

### 1/5 — Fire your UI team

*2025-09-12, version 1.11.4*

Do this world a favor and fire your software developers, especially UI team.
Just going to tell the top 3 issues, which you guys would anyways wouldn’t fix in your app, but lucky you I have time today:
1. UI is pathetic, for the lack of better words. Portrait/Landscape mode cannot do anything. Half the page visible.
2. Logs me out of app everytime. Living in the AI world and cannot even remember login details in the app.
3. Two factor authentication everytime for this stupid app is the most useless security usage I have ever seen.

### 1/5 — Can’t see the complete listings on the main page?

*2025-08-28, version 1.11.4*

There wasn’t any update to the app, but suddenly the postings on the main page were all truncated (like oversized). Not sure what happened. Had to login to the website to view instead.🥲

### 1/5 — I wish I could give it 0 stars

*2025-08-22, version 1.11.4*

The app doesn’t work! That’s basically it. You can’t contact anyone, submit maintenance requests, or do anything you need to do for your appartment.

### 1/5 — Just can't login

*2025-08-14, version 1.11.4*

They added 2 factor authentication and tried login everyday 5-10 times but it doesn't work. Worst app I've ever used, I had develop far better app than this in my school 10/12 years ago.
Post loads on zoomed size, you can't tap on comment section to write anything. Too many bugs, don't even want to invest time reporting it here.

### 1/5 — Awful

*2025-08-05, version 1.11.4*

I can’t see my full statement or anything. It’s ridiculous that people are forced to use this app.

### 1/5 — Login Issue

*2025-08-03, version 1.11.4*

Every single time I open the app it asks me to login again, it was not asking before mandatory reset password thing happened and it was good. Now, it is hectic.

### 1/5 — U.I. is awful

*2025-07-30, version 1.11.4*

I am no longer able to sign in. I'm in a constant loop of "Log In" > "Verify" > "Great Lets Log In!" > "Verify"

My apt complex unfortunately uses this app and for the past year this app has just been completely unreliable. I end up having to just go straight to my landlord directly (who always recommends reaching out to them via this app).

### 1/5 — Won’t let me log in

*2025-07-21, version 1.11.4*

Same goes for the website, I can’t log in to the app at all. It’s more or less a buggy webpage with lazy development

## Most critical reviews (10 lowest-rated)

### 1/5 — Bad app overall

*2026-07-14, version 1.11.5*

A lot of features not working. Specially “Get help” section, always showing connection error, never work

### 1/5 — No signup process!!

*2026-06-03, version 1.11.5*

If I can’t signup, how do I sign in? Hello!!??

### 1/5 — What’s the Purpose

*2026-05-06, version 1.11.5*

Why would I upload all of my documents and important information into this slow, unusable, extremely janky app when it doesn’t even go directly to the community, nor allows me to pay? This is ridiculous and disappointing. Also, fix your tone. I shouldn’t have to become indignant with a representative to get an email resent. Why would you get annoyed with a customer who can’t find an email from an unfamiliar address? Upsetting.

### 1/5 — Error code when logging in

*2026-05-01, version 1.11.5*

Tried to login several times and there’s an error code

### 1/5 — Overall bad app

*2026-04-06, version 1.11.5*

This app is just horrible. The log in is clunky and bad. Requesting service is so user unfriendly. The whole thing just needs to be remade… 0/10

### 1/5 — Pointless App

*2026-04-03, version 1.11.5*

Constant have to log in and verify phone number, notifications are extremely delayed, and unable to edit some of your personal information. This app is a joke and needs to be taken down or updated and fixed.

### 1/5 — ABSOLUTELY AWFUL

*2026-02-26, version 1.11.5*

I try to log in with my exact credentials. It sends a code to my phone, I type the code in correctly, it then returns me to the log-in page all over again. This is the worst app I have ever used. Must be Indian coders.

### 1/5 — Simply just bad UX!

*2026-02-19, version 1.11.5*

This application lacks thoughtful design in consideration of user experience. 1) Despite my extended use of this application, it continues to prompt for account and device verification. The login process involves numerous steps, which could be simplified with the implementation of biometric login. 2) For example, the 'service request' page would benefit from the addition of a 'back' button on each page or subpage for easier navigation. Incorporating features such as swipe back or forward would enhance user experience. 3) It is recommended to eliminate unresponsive tabs in the navigation menu, such as 'resident offers'.

### 1/5 — Can’t log in

*2026-01-27, version 1.11.4*

Simply returns to login page. Engineering and product team: this bug is unacceptable. Please fix right away.

### 1/5 — These ppl deserve prison

*2025-12-20, version 1.11.4*

This thing will systematically charge invalid late fees of $38.. multiple times a month. And the landlord (Park West / Equity Residential) refuses to give you back your money. They are a bunch of scammers and are working in bad faith. DO NOT SIGN ANY LEASE THAT USES THIS

## Most praised reviews (10 highest-rated)

### 5/5 — Great App

*2019-08-29, version 1.5.1*

I love this app. Great push notifications when charges are posted and very easy to submit work orders for my apartment.

### 5/5 — Newbie

*2019-07-03, version 1.5.1*

Just moved in this past weekend...Not only is the leasing office manager (Jason) absolutely amazing, he made all the stress of moving so seamless. I absolutely love everything about Fairchase so far!!!

### 5/5 — Thank you Equity, from your residents!

*2019-01-11, version 1.4*

Having this app available on my phone has made my day to day easier in many ways. For one it make paying rent that much more convenient. Thank you for the ease that this app has provided me.

### 5/5 — So convenient!

*2018-07-12, version 1.2.2*

This app makes it so easy to pay rent online, submit service requests, and see what’s happening at my community.
This app is awesome - highly recommend.

### 5/5 — Finally!

*2018-07-11, version 1.2.2*

Super excited to finally have an app to pay rent and submit service requests. It’s so convenient, simple, and quick.

Thank you for this new option!

### 5/5 — Amazing!

*2018-06-19, version 1.2.2*

The app for the apartment community is amazing. It’s both secure through log-in with fingerprint ID and super easy to use. I love that I could submit a maintenance in the app in literally less than a minute. I wish every place I have ever lived had this feature. They will even allow you to post photos!

### 5/5 — App works but....

*2018-05-16, version 1.2*

App works but will crash if any iPhone X users want to enable Face ID for logging in. For now I suggest you skip enabling and just enter password manually. But app team, please fix that feature with the app to work with Face ID.

### 5/5 — Super convenient rent/services app

*2018-05-10, version 1.1*

Easy way to pay rent and submit maintenance requests. Glad to finally have an app for this!

### 5/5 — Convenience at your finger tips

*2018-05-10, version 1.1*

This app makes it very easy to pay rent and submit service requests while on the go.

### 4/5 — Good. But needs 1 thing.

*2018-05-17*

Since the developer took the time to respond, it’s only fair I take the time to re-evaluate. Here’s the specific problem I have with the authentication. When you first download the app and type in your email. Even IF you have already logged into the app before. It jumps to a signup page asking to verify your phone number and then enter a new password. Also you can’t exit the process once it’s started so you have to kill the app to go back. Easy solution - Don’t try to execute a single sign on from the log in screen. Clearly it’s not picking up all current usernames in the DB. Allow the user to select “Log In” or “Sign up” AFTER putting in their user name or password. Feel free to add a “keep me signed in” function you can click that would then auto prompt to use TouchID/FaceID without needing past users to enter their credentials.

In regard to sharing data, I was reminded by my wife that she pays rent from her account and I typically make the service requests. I did notice that all of the service request I’ve made are on the app. So clearly data is being shared, making my previous comment incorrect. One could argue for security that requiring the user to re-input their payment info is necessary. But someone else can verify if it’s indeed shared. (My wife has no interest in helping me troubleshoot this app lol)

I hope this help! I myself am in software development so I understand the importance of clear feedback to improve UX. Best of luck! :)

(Original Review) Please learn how to handle authentication. From the sign up to just trying to re-login, there have been nothing but errors. Also, please be a modern app and share data with the website. I don’t feel like setting up all of my payment info twice to pay my rent from my phone...

**Developer response:** Thank you for sharing your experience. We've improved authentication in the latest release. Also, the app does share data with the website, please reach out to us at feedback@eqr.com if you're having further issues.
