## What is Occupancy Guard?

Occupancy Guard turns your Ring camera or video doorbell into an arrival ledger and anti-chargeback evidence engine for your short-term rental. It counts people at your entrance - it never identifies them.

For Airbnb, VRBO, Booking.com and direct hosts, Occupancy Guard watches arrivals during a booking and turns them into dated, watermarked photo evidence:

- Proof-of-stay: every authorized guest arrival becomes a certified snapshot, so you can defeat "services not rendered" chargebacks and "guest never stayed" claims.
- Over-occupancy alerts: booked for 2, but 4 people arrive? Get an instant alert with photo evidence.
- Out-of-window check-ins: an arrival with no active booking, or before check-in, is flagged in real time.
- Evidence Packet: one tap assembles arrivals, a timeline, "booked N / detected M", and integrity hashes into a dispute-ready packet for the Airbnb Resolution Center or a chargeback rebuttal.

Set your properties, enter your bookings, and let the Ring device you already own do the rest. Privacy-first by design: the system counts heads, never runs facial recognition, and stores only what you need as evidence.

Subscription: Occupancy Guard is a paid app, activated and billed through the Ring Appstore with your Ring account - manage or cancel it any time in Ring My Apps. It covers over-occupancy, out-of-window and early check-in alerts, proof-of-stay arrival records, Evidence Packet export, and 90-day retention of recorded arrivals.

Compatibility: Occupancy Guard works with your existing Ring camera or video doorbell through the manufacturer's official partner API and secure account linking that you authorize. The device must cover the entrance or approach to the property. ### 1.0.10 — 2026-08-18

Notification control now covers both email and push on your phone: choose only what needs attention (the default), every arrival, or nothing at all. Previously the setting only filtered your inbox and your phone buzzed for every arrival.

Fixes:
- Opening Properties no longer signs you out when your Ring account is not linked yet.
- Requests no longer hang indefinitely on an unresponsive network.

### 1.0.9 — 2026-08-16

Email notifications are now yours to choose: only what needs attention (the new default), every arrival, or none at all. Alerts still reach your phone either way — this only decides your inbox.

Also in this release: pick your timezone from a searchable list showing each zone's current UTC offset, and pick check-in and check-out from a calendar instead of typing them.

Fixes:
• Signing out and back in, or re-linking your Ring account, could leave the new session without push notifications while the app reported them as active.
• Booking times are read in the property's own timezone, so a window entered on your phone matches the web dashboard.

Redesigned interface: a new Home summary with live occupancy at a glance, and a lighter, clearer look across the app.

Fixes:
• Push notifications are now delivered reliably on iPhone.
• The app no longer signs you out after a temporary loss of connection.
• Opening the app straight after linking your account now signs you in without asking for a code again.

Signing in is now seamless: if you have just connected your Ring account, opening the app signs you in automatically instead of asking for your email code again.

Fixes a bug that could cause the app to repeatedly re-register for notifications in the background, using extra battery and data. Alert delivery itself is unchanged.
