OwnersBook（オーナーズブック）は2014年9月から日本初の不動産特化型クラウドファンディングとして運営が始まりました。

■上場グループ企業・不動産のプロが運営
OwnersBookは上場企業のロードスターキャピタル株式会社の100%子会社、ロードスターインベストメンツ株式会社が運営しています。
当社グループのメンバーの多くは、1990年代後半以降、投資銀行・投資ファンド・アセットマネジメント会社等で証券化をはじめとする不動産金融業の最前線で長年キャリアを積み、経験を積み上げてきた不動産実務のプロフェッショナルです。
OwnersBookでは、不動産のプロが厳選する案件に1万円から投資が可能です。

● 案件タイプは貸付型とエクイティ型の2種類
貸付型：クラウドファンディングで集めた資金を使い、お金を借りたい企業に対し、不動産等を担保として融資します。投資家の皆様は融資に対する利息と元本をOwnersBookから配当及び出資金返還として受け取ります。

エクイティ型：クラウドファンディングで集めた資金を使い、単数または複数の特別目的会社（SPC）を経由して、不動産信託受益権や出資持分等を取得します。投資家の皆様は物件の運用中の賃料収入や運用資産の売却による売却益をOwnersBookから配当として受け取ります。

●貸付型は全案件不動産担保付き
貸付型の投資案件は全て不動産のプロが厳選した不動産担保付です。さらにLTV（Loan to Value）を80%以下を基準とすることにより、担保不動産売却時の市場変動による価格下落リスクを低減しています。

● 貸付型は1万円投資が可能
貸付型は1万円からの少額投資が可能ですので、まずは小さく始めてみたいというご希望にもお応えできます。エクイティ型は案件毎に最低投資額が異なります。

● 予定年利回りは4.2％〜5.9％（※1）
現在の定期預金や個人向け国債と比較すると高いリターンが見込めます。OwnersBookでは原則として3か月に一度配当を行っています。（利息の支払いがない場合は、配当が生じない場合もございます。）
