### 2/5 — The good and the bad

*2026-05-08, version 1.1.15*

This is a great app for booking flexible parking spaces but as an access control it really makes no sense. If you are one of those that enjoy stopping in front of your garage, pull your phone out, open an specific app and touching a bottom every time you get home then this is for you assuming you have cell phone signal to use it. For the rest of us, this makes absolutely no sense.

### 2/5 — Can’t let guest pay

*2026-04-08, version 1.1.14*

App works fine for my building, but it sucks there’s no payment option such as “let guest pay”. My guest is already being forced to download this app to their phone, why can’t it handle payment processing from them directly? Just let the spot be held when booked, then either confirm it when the guest pays or drop the hold after 15-30 min.

### 1/5 — Basically a Scam

*2026-03-06, version 1.1.13*

I love having to pay to park in the same place I pay rent. What an amazing feature. $50 a month to park at my own apartment complex and people can still get away with taking your spot. When I move, I will make sure my next apartment has nothing to do with Parkade or any other pay to park scams for residents.

### 1/5 — No CarPlay app

*2026-02-15, version 1.1.12*

No CarPlay app

### 1/5 — The absolute wORST

*2026-02-11, version 1.1.12*

Pathetic customer service. Embarrassing that the level of zero service exists in an apple environment.

### 4/5 — Neutral

*2026-02-06, version 1.1.12*

### 1/5 — Danny

*2026-02-01, version 1.1.12*

Worst, mean and terrible parking app ever.

### 1/5 — Fight Against THIS

*2025-12-28, version 1.1.11*

The worst thing EVER! Petition, do whatever you need to do to make sure your apartment doesn’t use Parkade, they are the worst! I’ve lived in my building for 4 years and ppl didn’t start parking in my spot until they switched to Parkade. Hate it so much!

### 1/5 — Terrible Service

*2025-11-30, version 1.1.11*

As a paid customer of a unassigned parking spot, when all unassigned parking spots are occupied, I reported this issue with a list of the license plate numbers. But they does nothing and says unassigned parking spots are not guanranteed. They let outside people to park here without any punishment. Meanwhile, if a resident parks in a wrong spot, he gets fined, because his license plate number is registered in the system. I don't know what's wrong with this company. worst experience ever. And the apartments using this system are also terrible.

### 1/5 — No shortcut options

*2025-11-23, version 1.1.11*

Having to pull your phone out just to open the garage every time you pull up is ridiculous. They should make this app compatible with the smartphone’s ability to have voice controls/shortcuts

### 1/5 — Unresponsive and time waters

*2025-11-02, version 1.1.10*

I’ve been renting a spot with them for 3 months. Had an incident where my parking spot was occupied by another unauthorized car and instead of helping me tow or recover the spot, I spent 48 hours getting pushed around with “temp” spots and no resolution. The car remained untowed and I spent my weekend worried about where I should park my car. Customer service was a joke and didn’t help at all. Reported then to my building management about their support.

### 3/5 — Add a widget for garage entry

*2025-08-23, version 1.1.10*

Add a widget for garage entry

### 1/5 — Horrible addressing

*2025-07-27, version 1.1.9*

Horrible experience signing up. They use Google search instead of Untied States Post Office. For this reason I couldn’t complete my account.

### 1/5 — Do nothing company

*2025-07-25, version 1.1.9*

They let people park in your spot for free and do nothing about. Even better they fine the people who park to long and pocket the cash while you have to pay to park somewhere else. Rock on

### 1/5 — Visitor parking is not resident friendly

*2025-06-16, version 1.1.8*

I shouldn’t be default responsible for paying for or managing visitors’ parking. I’m already paying this service, and now I don’t even have the option to offload parking costs to my visitors. So now I have to either be a poor host and have an uncomfy, tacky convo with my guests to reimburse me or that I’m withholding parking bc I don’t want to pay. Or i have to eat the cost, monitor their parking, & ensure it doesn’t expire or any potential boot is my fault. I shouldn’t *have* to be accountable for any parking mishaps or costs of others. Imagine having multiple people over—I might as well be a part time parking attendant.

Remove me from the active part of the conversation. I can share with my guests that parking is available at whatever cost/time and they can make their own decisions from there.

Parkade should just follow suit with every other paid parking service: guests could pay via text or qr code and receive alerts that they can be accountable for. Obviously guests don’t want to download a whole app as a prerequisite to a casual get together.

I should also be able to decide whether or not I want a guest to use my free hours or if I want them to pay for parking. Currently it defaults to using up my free hours first but there are times I might not want a guest to access my parking for free. You should also display how many free hours we have left so that we can keep track.

### 1/5 — App should work every time

*2025-06-12, version 1.1.8*

Shouldn’t take 45 mins to get a gate to get inside my home after a 10 hour shift. Says I have poor internet connection but literally can do everything else on my phone, phone calls, stream music, YouTube, download the app again… nothing worked. Restarted my phone last time this happened and it work but not this time and it’s just irritating after only using this service for 10 days. Even if I had poor service the app/server should recognize my device and send some kind of bypass signal to open the gate, it’s 2025 come on now.

## Most critical reviews (10 lowest-rated)

### 1/5 — Avoid at all costs

*2026-06-30, version 1.1.18*

Might be the worst parking app for apartments of all time. They have no way of managing conflicts, other than fees, cool, that doesn’t give me a spot when all others are booked up.

They change their UI in unhelpful ways constantly, like maybe listen your customers, or add a way to do so, also no one cares you changed your logo, maybe work on actual fixes rather than a cool logo.

They have raised $17 million to date, but idk how, when they can barely solve a single simple parking problem.

### 1/5 — Say goodbye to your parking

*2026-06-14, version 1.1.15*

To all of the reviewers - report this app to the App Store support. They can’t get away with this.

I agree with all of the reviews- this is a terrible, dishonest, disgusting company that is ultimately an absolute nightmare to deal with. We never had issues with parking and as soon as our building switched to them we all experience the same issues.

Long story short you will lose access to your parking sport which you are paying for by the way.

### 1/5 — Not at all

*2026-05-20, version 1.1.15*

These parking apps bring 3-party data brokers. The attack surface for mobile parking is widely accepted? Why?

### 1/5 — Horrible!!!

*2026-05-20, version 1.1.15*

Building in town just got Parkade for their garage. It’s by far the worst parking/payment processing company I have ever encountered. Not easy to use, expensive, and somehow rude!

### 1/5 — Stupid app

*2026-04-21, version 1.1.14*

Requested a verification code to register but never received it. Then they blocked me because I asked for the code multiple times. After that, they sent several codes all at once within a second. That already feels like a red flag.

### 1/5 — Terrible company. Shameful and Greedy Business

*2026-04-14, version 1.1.14*

This company can get lost…they thrive off being the most unnecessary middle man in the history of mankind. Not only is their customer service a joke but they refuse to communicate with the building management to address timely and important parking issues.

They take advantage of people who already pay very good money to rent apartments by charging rates higher than any other property would even have the audacity to charge for parking. The vast majority of apartments have at the very least one free space but not in a Parkade garage. You will pay for your first spot and you even have to pay for your own guests to park just for a few hours.

Is your property using Parkade? If so, prepare to be gouged and taken advantage of. Need to use an EV space that was marketed as an amenity by your building? Prepare to be fined and reported by other residents who have boxed all other residents out by renting it on a long term/month to month basis.

Im blown away that this type of company even exists. Go do something valuable for society with your time instead of exploiting apartment renters that are already being taken advantage of. The next place I rent will most certainly not have a garage managed by Parkade.

If you are looking at an apartment complex with a third party company thats managing parking, I would highly suggest not renting there. It just proves the level of laziness, poor organization, and general lack of care that a property manager or the owner has for the property and the customers who rent from them.

### 1/5 — The stupidest idea ever put forth in human history

*2026-04-06, version 1.1.14*

What would compel a facility to have a 3rd party handle its parking lot? The app doesn’t work, the facility cannot help and this company doesn’t have any customer support that can resolve issues in any immediate capacity. I have to move in to my apartment today and I can’t secure a parking spot through the app, I guess I’ll just have a my car towed! What an amazing concept! I genuinely cannot fathom why this is an actual thing I have to use. I don’t care if I get free parking until the end of time, this is by far the stupidest app/ company I have ever interacted with in any capacity and its existence is an example of the squalor that American society has devolved to.

### 1/5 — Pure Scum

*2026-03-28, version 1.1.13*

Nothing says “we do not respect tenants” like taking the most basic part of daily life — parking where you live — and turning it into a monetized inconvenience.

Parkade transforms ordinary residential parking into a bureaucracy where tenants are expected to pay, manage, monitor, and worry about something that should never have become this annoying in the first place.

Boyfriend? Girlfriend? PAY UP. Apparently nobody is allowed to come see you without Parkade getting its cut first.

They claim to solve one problem — not having enough parking for residents — when the real problem was simply unauthorized people parking here long-term. In exchange they have created several new problems: More monitoring, more hassle, and more money out of tenants’ pockets.

That is what makes this so insulting. This is not a resident-first solution. It is an exploitative, pay-the-management system that takes a basic part of home life and turns it into one more opportunity to charge people for something that was never an expense before.

They’ve created a new problem and make you pay to solve it.

They create the disease and sell you the cure.

Expect some patronizing BS email about “making the resident experience better” before they proceed to rip you and your guests off.

A landlord that adopts this is sending a clear message: tenants are nothing more than revenue generators to be monitored and controlled. You are the equivalent of livestock to them.

### 1/5 — Do not use!!

*2026-03-20, version 1.1.13*

Hope you do not rent from a building who uses this app. They will try to charge you for parking in your own building.

### 1/5 — DO NOT RENT FROM PLACES WHO USE PARKADE

*2026-03-17, version 1.1.13*

Parkade is honestly the worst company my apartment has ever used in order to secure our spaces. The amount they price the spaces at is alrwady ridiculous and then they will charge you an insane amount for a penalty fee often for issues out of your control. Oh and then they will tow you because they don’t care that you’re paying for a spot that will 7/10 of the times have someone parked in it and it’s now your responsibility to move your car to different allotted spaces every hour. They are saying because my card declined i’m not allowed to park at MY building. I have taken to literally parking in the free spots at the apartment next door. Genuinely at this point i would start considering apartment complexes who use this platform as a red flag as it’s clear they get kickbacks from the amount of ACTUAL RESIDENTS this company tows. Charging $200 for a parking space in this economy is egregious and disgusting. also you can only access the gates through your phone so if it dies or you don’t have a smart phone well tough luck.

They make ending your reservation, renting it out, or adjusting anything very simple. I also love the feature of being able to lease your spot, or rent out someone else’s for short periods of time. ### 5/5 — Parkade User

*2025-03-07, version 1.1.2*

The Parkade app has been a game changer. We have a limited amount of spaces in our lot and I have been able to use the app to rent unused parking spaces in our parking lot. And an added bonus is that I can open the gate remotely. I was once in London and needed to open the gate for a friend who was visiting and it opened perfectly. I also want to mention that their customer service has always been quick to respond to my emails. I highly recommend PARKADE.
