The app also generates a clear pdf with 5, 10, 15 and 30 year projections of a key states including cash on cash return and IRRs. It is easy to use and you're able to put in different financial scenarios on properties which has helped me to decide whether I want to purchase a property or not. Best yet, it can also help you determine what Financial scenarios are best according to your tax bracket. I have not seen that in other apps of this nature. I was happy to purchase the pro addition because I like the app so much and the pro allows you to download more than one property. I have emailed the designers and they have been responsive when I had some questions. I think these guys will go far.... I guess the only way they can make it even better would be to allow you to compare different properties. On the valuation section i'd like to see the valuation metrics for five years rather than only the first year you purchase a property. Again, I want to thank these people for helping me to understand so many of the metrics used when you purchase properties. So if I have trouble I do not expect they will be responsive. If you have this app across multiple devices the sync doesn't work very well or at all. The backup is clunky as well. I have been trying to keep these suggestions private but they developers do not seem to want to engage with their users. After $20 one would think there would be more customer service. There are a few other improvements needed as well.... So be aware that for $20 your gonna go it alone. I thought I might be able to utilize this for a few investors and/or customers - but not like this. I've effectively thrown out a bunch of money on this app. The app has been crashing as soon as it opens. I think that started with the latest iOS update. This app is now completely unusable. Too bad. ~~~~~~~~~~~~~~~~~~~ Previous: Well intentioned, I'm sure, but RE Analyst won't even allow me to enter the correct address. It keeps changing the name of the road to two other different names, both of which are NOT correct alternate names. I hoped this app would be good enough for a quick run through some ProForma numbers, but the result is crap. Sorry folks. Stick with spreadsheets and the many templates available from well know sources, use them in the cloud from your iPhone and make your own report templates.
