## What is Rent Bee?

Rent Bee is a simple, offline-first rent tracker and tenant ledger for landlords, shop owners, and small property managers. Track monthly rent, security deposits, utility bills, and outstanding dues for every unit — in US Dollars or Nepali Rupees, on the regular (Gregorian) calendar or Bikram Sambat (BS).

WHO IT'S FOR
Anyone renting out shutters, shops, rooms, flats, or units and collecting rent every month — from a single shutter to a whole building. No accounting jargon, no spreadsheet formulas: just rent in, rent out, and who still owes you.

UNITS & TENANTS
• Add units with code, tenant name, business type, phone, and rent-start date
• Fill tenant details straight from your contacts
• Active and vacant units in one searchable, filterable list

PAYMENTS
• One-tap "mark as paid" for each tenant, each month
• Partial payments with automatic remaining-balance tracking
• Record cash, bank transfer, or mobile wallet payments, with notes
• Undo instantly — and past records never change when a rent changes

THE MONTH'S TRUE TOTAL
• Log utility charges (electricity, water, service) per unit, per month
• Record rent deductions — goods or services taken from a tenant's shop against rent
• Every month's due = rent + charges − deductions, with the full breakdown shown everywhere

DEPOSITS
• Track each unit's security deposit and refund it when the tenant leaves
• Deposit liability report: money held vs. refunds overdue

AUTOMATION
• Automatic annual rent escalation on each unit's anniversary — any percentage, compounding
• One-tap SMS rent reminders and thank-you texts, including multi-month dues

REPORTS
• Monthly, quarterly, and yearly summaries: expected vs. collected vs. pending
• Outstanding tenants ranked by amount owed — tap one to open their unit or send a reminder
• Income breakdown: rent vs. utility charges vs. deductions
• Export any report as CSV for your spreadsheet

YOUR DATA, YOUR WAY
• Works fully offline — start without an account
• Optional cloud backup and multi-device sync with simple phone sign-in
• CSV import/export and full JSON backup & restore
• PIN lock with auto-lock — your ledger stays private on your phone

THE CALENDAR AND CURRENCY OTHERS DON'T HAVE
Most rent apps assume US Dollars and the Gregorian calendar. Rent Bee natively supports Nepali Rupees and Bikram Sambat (BS) months too — dates, reports, and rent anniversaries all follow whichever calendar you pick. Switch currency or calendar any time in Settings.

COMMON QUESTIONS
Can I use Rent Bee with US Dollars, or with Nepali Rupees?
Yes — pick USD or NPR in Settings; every screen, report, and SMS uses it.

Does it support the Bikram Sambat (Nepali) calendar?
Yes — toggle between Gregorian (AD) and Bikram Sambat (BS) any time.

Does it work without internet?
Yes. Rent Bee is offline-first; your ledger lives on your device. Cloud backup and sync are optional.

Can I track deposits, utility bills, and deductions — not just rent?
Yes. Deposits, electricity/water/service charges, and rent deductions all live on the same per-unit ledger and roll into each month's total due.

Is my data private?
Yes. A PIN locks the app, and your local ledger is never shared. Cloud backup is opt-in.

Is Rent Bee free?
Yes — download it and start tracking today.

Your rent book, finally as fast as your calendar. Download Rent Bee and turn monthly rent collection into a two-minute job.

## Version history (last 4 releases)

### 1.2.0 — 2026-10-03

• Reports: in English calendar mode, the Year view now covers January to December
• Rent history: each month keeps the rent that was in effect when it was paid
• PIN protection: a wrong-PIN attempt limit and a new "Forgot PIN?" option
• Improved support for larger text sizes
• Faster and smoother throughout, with more reliable syncing
• Bug fixes and stability improvements

### 1.1.0 — 2026-09-23

• Choose your currency: track rent in US Dollars or Nepali Rupees
• Utility charges now count toward each month's total due, with a clear breakdown everywhere
• Reports: tap an outstanding tenant to open their unit or send a reminder
• Rent deductions, deposit tracking improvements, and the app now opens on the current month
• Erasing all data now requires typed confirmation

### 1.0.1 — 2026-09-07

• Rent deductions: take goods or services from a tenant's shop against rent. Add the amount and a note — the month's due becomes rent minus deduction.
• Deductions apply everywhere: collection, paid/partial status, reports, SMS reminders, CSV export and backups.
• Faster months and reports, and smoother scrolling through your units.
• Fixes: fully-deducted months settle with no cash and no "Rs 0" reminder; CSV and backup round-trips keep deductions.
