## What is Rently?

Rently is a property management app built for solo landlords who want 
clarity over their rental portfolio without the complexity of 
enterprise tools.

RENT ROLL & PAYMENTS
Track rent payments month by month across all your units. Record 
tenant payments, housing authority splits, partial payments, and 
prorated move-in months. Historical rent rolls always show the correct 
amount — even after a rent increase.

TENANCY MANAGEMENT
Manage the full tenancy lifecycle — move-ins, lease types, rent 
increases, renewals, and move-outs. Keep a complete history for every 
unit across every property.

EXPENSES & INCOME
Log expenses by category with receipt photos. Track other income like 
parking and laundry fees. Distinguish between owner-entered and 
PMC-reported expenses to keep your financials clean.

CO-OWNERSHIP & REPORTING
Track ownership percentages across co-owners. Generate year-end 
ownership-split reports showing each owner's share of income, 
expenses, and net — ready to share with your co-owner or accountant 
as a PDF or CSV.

EXPORTS
Generate rent rolls, monthly summaries, expense ledgers, annual 
summaries, and ownership-split reports as PDF or CSV — shareable 
directly from the app.

ALERTS & REMINDERS
Get automatic alerts for expiring leases, vacant units, and overdue 
rent so nothing falls through the cracks.

CLOUD SYNC & BACKUP
Optional Supabase-backed cloud sync keeps your data safe across 
devices. Full local backup and restore also available.
