Works perfectly with no issues or glitches thus far. Can scan for certain cities/ states, has stats to show you how good or bad certain areas are to invest in. It's enough for everyone *2025-12-06* Took his free class. He claims to have all these properties, and claims to be making all this money. Why charge so much for program? Share the wealth without scamming if you're making all this money. You will make so much more money if you lower prices, or just sell your software for the low. A lot of people will buy. Just pure greed ### 1/5 — I Got scammed *2025-04-27, version 1.16.1* I got into the program to try to invest money and everything Tom sells is straight up snake oil. There are no homes for sale out there like he claims. You need at least $50k to get started with one property. All snake oil all a scam ### 1/5 — Scam!! *2025-03-06* Do not but this program!! Tom says things during his webinars but doesn’t tell you the whole truth. Finding seller financing deals that only cost you 2-5k down are slim to none. Most want at least 10k down. Tom also doesn’t mention that you will need more money “10k” more to fix up the homes. When you tell him that you don’t have that kind of money he will tell you to start wholeselling. I didn’t pay thousands of dollars to wholesell! He says he will find you deals if you sign up however he will send you to Facebook to a nonprivate page that anyone can find for Saint Louis. He does not give you deals even though he says he will. When you’re in the community every single person is trying to find a house in the same city “Saint Louis”. If you try to ask about other city’s he will shoot that down and give you a reason why that area doesn’t work however his app shows those areas are green and are profitable. For some reason you must stay in Saint Louis. He will have special webinars for students only and try to upsell you for an additional $1,997 and promise to give you 2 deals just for you however you get sent a link to the same Facebook page. I had asked for a refund and to my surprise they don’t give refunds on promos. Nowhere does anyone mention that. So while you held on for hope that you could make some extra money to provide for your family Tom is online showing off his boat and cars while your out thousands of dollars and the next sucker is putting in their credit card info. Beware!! *2024-11-30* After buying the course the app and all the bundle I discover that is all a trap made by Tom he is the only one that makes profit of this “course” from the company formation to refers of lenders, realtors, “seller finance” properties is all made by him and his team to profit from you! His business is Section 8 is ripping you off… he makes his cut all the way. Also the others people money unmasked him just think about his believes find a investor and as you can refinance and take out the person that trusted in you… BEach please this guy have no values nor ethics! Beware! ### 1/5 — SCAM APP DO NOT DOWNLOAD *2024-11-14* Tom Cruz falsely claims to offer a trial of the software if you attend his sales pitch for his $5000 course. After attending and downloading the app you get to look at the first page of the app and that’s it. CANNOT USE THE APP OR ANY OF ITS FUNCTIONS. Waste of time. If you were honest and let the users try for even a day you might get more sales. Nice try scammer. ### 1/5 — Not actually available *2024-06-26* This app is only available as part of a pricey guru real estate course. It’s not for the public. Update: Yes after you download the app it tells you it is only available for course users; this is a waste of time to download, and they could tell people up front that you have to pay thousands to use this app. **Developer response:** The first thing that is stated when you download the app is "THIS APP IS BY INVITATION ONLY TO CURRENT SECTION 8 COURSE STUDENTS". If you are not a course student, then you can not access it. ### 1/5 — *Heads Up* *2024-06-07* I requires to sped $7k in order to Test the app, so carful there is no money back warranty’s if you purchase the Program. Also the info within the programs is a Public information that anyone can find directly from any Counties within USA on any state that offers section 8 Public services. **Developer response:** 1) It is clealy stated that the app is by invitation only to current course students. 2) The information in the course is not public information, it is information that can only be obtained by owning Section 8 rentals and understanding the tips and tricks of the trade. 3) There is a refund policy that is available to all students as there is a 60 day guarantee that you will buy your first property. ### 1/5 — Must buy $5,000 course to use app… *2024-02-17* While this app would probably be pretty useful, you have to buy a $5,000 course in order to get access. Tom provides very helpful guidance. It is hard to get your first one with limited capital. Rentals have always been my main goal since I don’t want to work forever. Since Covid rentals have been very hard to come by and cash flow properly. I signed up for the course with Tom, studied his material and made the jump into low income housing rentals. It’s been a dream come true. I’ve always avoided this area of real estate because of the bad wrap it gets but working with Tom Gabe me the courage to try. I’ve purchased 9 houses in 6 months using his platform and provided material and well on my way to reaching my lofty goals. Things I like most? Tom somehow makes time to always answer all of my one on one messages and help or provide advice on everything I ask. 6 months later he is still here for me like a friend, always quick to answer. I moved through the program quickly and what really stood out was how accessible Tom was on a personal level….something that’s rare to find. Any time I had a question, I could reach out directly and always got a fast, thoughtful response. Just a week into the program, Tom connected me with a 5-pack of properties. I didn’t have all the answers but I was ready to commit and figure it out along the way especially knowing Tom had my back. Today, I officially closed on all 5 properties! Super seamless process. Jonah was also great to work with. Beyond Tom’s support, the community has been incredibly helpful and engaged…there’s always someone willing to offer advice, share resources or answer questions. And the software tools make everything more streamlined from finding deals to managing your portfolio. Now I’m getting set up with a property manager to get these rented and already working on acquiring the next batch.
