## What is Sign Smart?

Sign Smart lets you sign the documents for your property transaction securely from your phone, without printing, posting or visiting an office.

When your solicitor, conveyancer or broker sends you a document to sign, Sign Smart guides you through every step, from confirming who you are to adding your final signature.

HOW IT WORKS

Open your invite: tap the link in your email, enter your activation code and confirm your mobile number with a one-time passcode.
See your tasks: a simple checklist shows exactly what's needed from you and what's already done.
Review your document: read the full document and fill in any details it asks for before you sign.
Verify your identity: photograph your passport or driving licence and take a short selfie. It only takes a few minutes.
Sign: add your signature. Where your document needs it, you'll sign with a Qualified Electronic Signature (QES), the highest standard of electronic signature.
KEY FEATURES

• Qualified and simple e-signatures: sign each document at the level it requires.
• Built-in ID verification: confirm your identity on your phone with your passport or driving licence.
• Witnessing made easy: if your document needs a witness, add them in the app. They'll get a passcode to verify themselves and sign their part.
• All your documents in one place: see every document sent to you, whether it's still to sign or already complete.
• Clear progress: always know what you've done, what's left and when your document is complete.
• Instant confirmation: once you've signed, the firm handling your transaction is notified automatically.

MADE FOR PROPERTY TRANSACTIONS

Sign Smart is built for the documents that matter most when you're buying, selling or remortgaging, including mortgage deeds and TR1 transfer forms, as well as the other legal documents your firm sends you.

BEFORE YOU START

• Sign Smart works with an invitation from the firm handling your transaction. If you haven't received one, please contact them.
• To verify your identity you'll need a valid passport or photo driving licence.
• Sign Smart uses your camera to photograph your ID document and take a selfie for identity verification.

## Version history (last 2 releases)

### 1.1 — 2026-11-03

Sign in with Face ID, check your details before you verify, and sign transfer deeds (TR1) in the app.
• Face ID sign-in — come back to a document without typing your password again.
• Check your details before your identity check. Confirm your name, phone number and address up front, and correct anything that's wrong.
• Ask the sender to fix what you can't. If a detail can only be changed by whoever sent the document — the property address or title number on a deed, for example — you can now request an update in a tap. The document pauses until they've answered, so nothing is signed against the wrong information.
• Transfer deeds (TR1) can now be signed in the app, alongside the mortgage deed they arrive with.
• Choose your ID. Pick which document you'd like to use for your identity check, with clearer guidance on what each one needs before you start.
• A smoother start from your email invite, including when you already have an account with us.
• Clearer messaging when a signing link has expired.
• Fixes and improvements across sign-in, address lookup and the signing screens.
