### 1/5 — Difficult to liquidate assets

I do not recommend working with Stake at all. At first, I was very impressed by the ability to access international markets with stake. However, I’ve come to realize that it is very difficult to liquidate assets while retaining profit. 
The only way to get out of a property is to sell it during specific periods. This is problematic as you’re basically selling to other investors who are looking for deals and are also trying to liquidate their properties. 

In short, you’re going to have to sell your property at a very steep discounted price plus pay Stake’s fees, which dramatically reduces profitability. 

Stake really needs to provide alternative means of liquidating properties as does Fundrise and other eREIT companies. I can understand paying a penalty for an early withdrawal, but I do not like the system of being limited to specific periods of sale availability when everyone is trying to sell their properties at the same time. It essentially defeats the purpose of competitive pricing. I do not recommend this company.

You've described the Exit Window dynamic accurately. It's a peer-to-peer market, and in periods when more investors are selling than buying, pricing pressure works against sellers, which is why meaningful discounts have been needed in recent windows. We're upfront that Exit Windows are an early exit option rather than the intended one, and not a route we necessarily recommend. The platform is designed around a four to five year holding period ending in a property sale with proceeds returned to all shareholders, and across more than 40 completed exits to date, average holding periods have been three to four years with average annualized returns of around 10%. That's the mechanism through which profitability is designed to be realised, rather than through early secondary sales.
On the comparison to eREIT structures, it's worth noting one structural difference. Platforms offering ongoing redemptions typically operate pooled funds that buy back shares from a cash reserve, whereas Stake investors own shares in specific individual properties, which offers direct ownership and transparency but means liquidity depends on finding a buyer for that specific asset. Each approach has genuine trade-offs. That said, your feedback on providing alternative liquidity mechanisms is fair and constructive, and we're sharing it with our product and leadership teams, as improving secondary liquidity is something we think about seriously.

Avoid this investment. Once your money is in, getting it back is extremely difficult. The resale process is limited, buyers are hard to find, and selling often means taking a loss plus paying additional fees.

While rental income is promised, various deductions and charges significantly reduce the returns. My money has been stuck for a long time, and exiting has been frustrating. I would not recommend it to anyone looking to protect their hard-earned savings.

On liquidity, you're right that funds invested through Stake can't be accessed quickly, and this is disclosed before every investment. Real estate is a long-term asset with an intended investment period of four to five years on our platform, at the end of which properties are sold and proceeds returned to all shareholders. Exit Windows every May and November are an available option for exiting earlier, but they're a peer-to-peer market dependent on buyer demand, sales aren't guaranteed, and early exits often mean a discount, which is why we don't necessarily recommend them. Demand in recent windows has been softer given broader market conditions, and we understand the frustration that creates for anyone needing their funds sooner.
On returns and charges, every deduction is disclosed upfront, with all fees published in our help centre and each property's costs, such as service charges, maintenance and management fees, itemised in the projections before you invest and reported transparently afterwards. These are the genuine running costs of owning real estate rather than hidden charges. On realised outcomes, the platform has completed more than 40 full property exits with average holding periods of three to four years and average annualized returns of around 10%, with proceeds returned directly to shareholders, so for investors able to hold for the intended period, the model has delivered.

The app is well designed, but liquidity is a major drawback. There is no easy way to exit investments when cash is needed, as exit opportunities are limited and far apart. Even during exit windows, investors often need to sell at a steep discount to attract buyers, if buyers are available at all. Consider this carefully before investing.

I invested since 2023 and I can’t get out.. the return is very low and you can’t liquidate or take ur money back.. they say list it in during the exit window.. good luck!! Nothing sold although I listed with a discount meaning I’m already losing money if the listings are sold. 
Worst investment decision I made

I do not recommend investing in this company at all. I invested through the app in several projects, and after years had passed, I tried multiple times to sell my shares during the available selling windows. However, I was unable to sell any shares, even after offering discounts. To this day, I still cannot recover my money.

For clarity, the shares listed for sale by other investors—like me—exceed 350 different units with varying share values. With such a large volume of listings, it is impossible to expect your share to be sold within a selling window that lasts only two weeks every six months.

Therefore, DO NOT DO NOT invest your money in this place.

We understand the frustration, and you deserve a straight answer. Exit Windows operate as a peer-to-peer market where shares are sold to other investors, so liquidity depends on buyer demand, and this is disclosed before investing and at the point of listing. It's true that demand in  therecent window has been softer than usual given broader market conditions, with more investors listing than buying, which is why some listings haven't sold even at a discount. We won't pretend otherwise.

What we'd want any reader to also know is that Exit Windows aren't the only route through which investors recover capital. Properties are acquired with an intended holding period, and when a property is sold, whether through appreciation targets being met or an investor-approved full sale, proceeds are returned to all shareholders directly, several of which are in progress at the moment. In the meantime, unsold shares continue to earn rental income from tenanted properties, so your investment continues to work while it's held.
