Tochi maps real transaction prices, land values, and disaster risk across all of Japan. No listings, no agents, no guesswork. Just the data you need before a ¥10M+ decision.

WHY TOCHI

Japan publishes remarkable open data about its real estate market — but only in Japanese. Tochi translates it into English and puts it on a map, so overseas buyers can finally see what locals see.

WHAT YOU GET

• A map of real transactions. Every dot is a sale that happened, coloured by price per square metre. Tap one for the price, the size, the year it was built, the layout and the zoning.
• Ten years of price history for each district, so you can see a direction rather than a snapshot.
• Price rankings for the whole country or any of the eight regions, on transaction prices or on official land values.
• Flood, storm surge and liquefaction risk, mapped. In Japan this changes from one street to the next, and two neighbouring plots at the same price can carry very different exposure.
• Population projections to 2050, and how much of that population will be over 65. An area losing a fifth of its residents is a different proposition from one that is growing, at the same price.
• The nearest station, its lines, and how many people use it a day.
