### 4/5 — Fun, addictive. But game ending bugs.

This game was something I just bought because I was bored and wanted to entertain me for a couple hours. I was pleasantly surprised when it suddenly pulled me in and I’ve probably played 30/40 hours in the space of a couple weeks. 

My biggest gripe with the game is the bugs that seem to present themselves. Especially with mortgages/loans. After buying a house with bridging fees and then once it’s time to remortgage and stress testing is failed. The game won’t let you close that screen and carry on so you get soft locked and have to delete that save and start all over again. It gets very frustrating especially when you’re only 0.01 off the stress test threshold that can be solved with one renovation. 


Other than that. It’s a fantastic game to pass time. Especially when you’re on the toilet hahaha

It’s a good concept and could be great. But there are lots of bugs. 

It asks you to renew compliance certificates a month before you need to. 
When you renovate you don’t get the value uplift it says you will.
HMO tenants can ask for rent reduction but it doesn’t reduce rent no matter what you do. 
If a chain breaks you can try and buy again until it works.

Fun to play, and very addictive. Can get hooked for hours. 

Few minor bug gripes.
unfortunately has a bug which soft locks you if your bridging loan expires, and new loans fail the stress test, and you don’t have enough cash on had to buy the property out right, even if you have millions of property you could sell, you can’t leave the loan screen. Even by pressing x. 

Unclear what the purpose of the hammer down function on auctions, just seems like you auto win the auction?

Lastly on HMO properties, you seem to be about to kick people out at will to get higher and high rents. So I’m basically kicking people out each month. There seems no down side to this.

Again. Overall great game.

The game is great and highly addictive, I got my self up to 5.5 million net worth but ran into an issue with a property I had taken on a bridging loan. I’m pulling 10k+ a month in and when remortgaging after the bridging loan I can’t now remortgage with any company or any repayment type. I’m stuck in the remortgage page and have no way to get out😓

Really enjoyed the game so far. Just managed to hit £45k cash flow. A few thoughts: 

- Young families appear to constantly decrease property condition 1% each time you advance. This seems too high 
- I want to be able to select the type of tenant I want for each property 
- It would be good to have different properties suited to different tenants. At the moment, there is no reason to go for lower paying tenants 

Overall I am enjoying the game!

I’ve played this for a few hours now and it’s been great fun, building a little housing empire and developing land and properties scratches an itch in my brain that I can’t explain. This game really delivers. The UI is friendly, and there’s a lot of depth to each route that you can go down whether it’s flipping properties after doing them up, renting, HMOs, flats etc it’s all a possibility.

However, I’ve noticed there are a few bugs that can be really frustrating. For instance, the land development tab disappearing when a property is being constructed. This leads to it being stuck at a stage when you progress to the next month; this property doesn’t progress though the cash is taken, or the property can be finished though you aren’t able complete. This almost caused me to go bankrupt despite having a couple million in the bank to complete the development. 

I too suffer from not being able to close some of the windows due to the X being in dead space (where my service signal is etc) I am on a 16 pro.

There also seems to be quite a lot of recessions, In one save on easy mode I had 16 within 100 years, that’s more than the UK has had in real life, and I feel like we aren’t living in easy mode in terms of financials 😂

Overall, it’s a great game and well worth the 99p! I look forward to the updates and seeing what gets added in the future!

The UI issue with not being able to close certain windows (especially around the notch/signal area) is something a few players have mentioned now, so I’ll be improving that across devices like the iPhone 16 Pro as well.
Your feedback on the frequency of recessions is also noted — that’s a great point, and I’ll review the balancing there (16 in 100 years does sound a bit excessive, even by UK standards!).

Great game, really got me hooked. 
The mid to late game does feel a tad repetitive though. Also land development is really good fun, but no matter option I choose for 
Medium and large plots, they always come out as flats or apartment blocks. Also converting HMO properties to flats seem to give you less monthly rent income. Of those get fixed, would be a definite 5 star!

I brought the game yesterday and flew through it, I think it has a lot of potential if there was more to make, buy & manage. 
The only issue I ran into is when going onto the property news tab I’m unable to click the X out of it without rotating my device. I’m not sure if this is consistent across all devices however I’m on an iPhone 15.
Looking forward to future updates. Good all round game so far for the price

The game itself is really good. It is my 2nd review. First version was with many bugs, which are now resolved. Great job overall! 

Why 4 out of 5? There are still some opportunities: 
- With 50 properties converted to the HMO (each 5-13 rooms), I have approx. 20-30 notifications about room upgrades/fixes and to change the rents. I spend around 3/4 mins (depends on the complexity of the requests) on this. It is really annoying. 
- Lack of competition makes the game at some point boring. It would be nice to have very competitive AI on the market. 
- The number or personel required should increase with amount of properties. You cannot manage compliance with one dude doing everything for over 50 properties. 
- You shouldn’t be able to pick the tenants. You could see who is looking for property and decide who to take.

Finally beat the game and will say HMOs are key. Once you’re able to gain one there’s not really many challenges to face. In fact in one room I was able to buy a 5 bed property for under 100k and the game was set up for me to win in month one. 
I think HMOs are way too powerful and easy to obtain and are way better than converting the property to flats which doesn’t seem right as flats are a lot more expensive. 
Great game overall but do feel it is a little too easy. 
Also hard mode is unplayable as you can’t find an affordable property!

When ever my balance goes into the red there’s no clawing back even though the books show my incomings are greater than outgoings my cashflow will not recover. Not sure if it’s a bug or reality

It’s a brilliant game with a good market and everything else but when I hire a tenant automater it makes the money go to zero and I go bankrupt and lose all my progress  as I can’t find out any of the issues

The latest update fixed a few prominent issues, or so I thought. Now, if you automate it, rent will often switch to £0/pm basically rendering the game unplayable unless you play fully manually. I have faith that it will get fixed but for now, still don’t buy.

You’re absolutely right — there was an issue where automation could cause rent values to switch to £0. This has now been identified and resolved.

Can’t wait to see what other games you make and am now invested in your dev journey. 
Recommend the game. Was well worth £1 before the bug fixes. The impressive developer response is the icing on the cake!

I really appreciate you highlighting the style issues on iPhone 14 and responsiveness with accessibility settings. Improving UI scaling and making the design properly adapt to different devices and accessibility configurations is something I’m actively working on.
You’re absolutely right to call out the achievement tracking and cash reset bugs — I know how frustrating that is, especially after putting time into a run. A new version is now available which includes fixes for a number of these bugs and general stability improvements. Please make sure you’re updated to the latest version.
As for more challenges — that’s definitely on the roadmap. I’m working on expanding late-game depth, adding new systems, and increasing difficulty options to keep things engaging once you’ve mastered the basics.

Gets repetitive after a while and once you hit the 2-3million. The game crashes and you can never recover it, I had to delete and open up a new game for it to happen a second time. It was fun to play but not challenging for me.

Selecting the staffing option that allows them to replace tenants often creates a bug whereby it wipes all of your money.. in instances where I have had 1m saved to buy the next property, it will bug because of this and put your money back to nothing, the games good but needs its bugs fixing, this bug is game breaking

If you take a bridging loan and it expires, you get taken to the remortgaging screen. If you fail the stress test and don't have an option for remortgaging you essentially get stuck. Cannot close the menu, therefore you need to start a new save..

There’s a good game here with lots of potential, but my first play has been very frustrating. I’m stuck in an infinite loop and can’t progress at all. After buying my first property, renting it for a while then selling for a profit, I was left with about £20k. This is too little to buy another place as minimum price is about £60k and all lenders want 30% deposit. So I can’t see how to proceed other than starting a new game. My cash doesn’t gain interest and there isn’t anything to invest it in, and no other sources of funding, so I’m just stuck hitting the next month button over and over again.

Would be good to employ maintenance managers to deal with tenant requests and maybe commercial properties in future updates.

Brilliant game has a lot of potential to grow and inspire me in real life to get into property. I think some things will make the game grow. 
•international real estate development (New York, Los Angeles, Dubai)
•REITs 
•Build new buildings such as hospitals, shopping centres and stadiums to reach 10 billion pounds.
•Government contracts
•big housing projects.

Very addicting, difficulty can be high at the start and becomes fairly easy towards mid late game but still a blast to play

Addictive gameplay, got several hours out of it before finishing. Punches above its weight for its current pricing of £0.99. The developer seems to have fixed all the major bugs as I didn’t encounter any that others have mentioned previously. 

It has serious potential, feels like a mix of Coffee Inc 2 and bitlife while doing its own thing. I agree that in its current state, the mid/late game is far easier than the start - once the ball is rolling, you can exponentially fly through it. With a few balances and more features, I can see it going far. Keep developing it, please!

A few recommendations from my experience are: HMO’s can be tediously ‘tappy’. At one point, I was clicking to fix/buy/agree rental changes for each room of the HMO at least 10x more than anything else each month. Maybe make a hireable employee that can manage these? Also on that note, there’s currently no need for more than 1 of most of the staff. More staffing options and a reason to hire more than one would be great! 

Lastly, I’ve found a significant exploit in the tenant-type bonus system: after a land development (I built an apartment block if that helps), you can evict and find a new tenant instantly. By continuously evicting and adding a new Young Professional, you can compound the 1.15x rent infinitely. I ended up with someone paying £5quintillion a month and beat the game instantly lol. 

Overall, it’s a great game and well worth playing, and I really hope the dev continues adding more to it!

This is how I wish all games were. You pay for your product and you get a good game, no strings attached. Very reasonably priced (Probably too reasonable). It’s not the longest game but I had a great time and it seems to be actively in development so I’d be very much interested in seeing where it goes and coming back to play it again in the future. Rating it 5/5 is a no brainer

Love the game it’s definitely worth 99p if not more.
 whould love to be able to buy landmarks,
also I found a bug that if you remove a tenant from a flat and add another one it’s keeps upping the rent price to extreme prices I got it up to 2million rent a month for all 18 tenants

Brilliant game credit to the dev, really realistic too. Was HOOKED for hours after i bought it. Eventually gets too easy. Tried it on hard mode, takes a while to find the right property you can afford but eventually you can do it hard mode is just a slower start thats the only real difference.

Hope you keep developing it, mid/late game gets a bit too easy. 

Looking forward to updates and would happily pull my wallet out for expansions etc best game on the appstore
