loan application and analysis of properties has gotten much better over the last year. keep it up !
ARV? Easy-peasey with this app
I spent the last year following b.s. “gurus” and talking heads on YouTube - all of them with their special formulas to determine the elusive after-repair value.
I’ve gone through spreadsheets designed by them, entire softwares specializing in it and on and on. None of them give me that magic number as accurately and quickly as BackFlip does.
It’s so incredibly simple and it pulls leads right from my email inbox.

App is buggy, Loan application is just data collection
Downloaded the app and was amazed with the claims of being a one stop shop for R.E investors.
But once you get past the facade you realize it’s nothing more than a driving for dollars app. I sent in my loan application months ago, haven’t heard a word from the “backflip team”. Don’t waste your time here if you are looking for funding. Also I can not trust a company that doesn’t have a customer service number to call. Really you can’t even contact them at all.

Cool app, but it keeps crashing
This app is super fun and addictive, while at the same time mysterious and buggy. Am I being led to believe that I can find all my own comps without the help of a realtor? Or is this info even accurate? I haven’t talked to anyone else who has used it yet so I feel a bit like I’m beta testing. I have heard good things about them as a lender, though!

All you need to run numbers
I highly recommend backflip wether you are new or experienced to investing in real estate. The app is great and so is their team. They are constantly working to make sure you get the best results.
Easiest Hard Money Lender to Work With
As a full-time real estate investor, and having tried out a few lenders, Backflip is by far the best hard money lender there is. They make the process incredibly easy from start to finish and everyone on their team is amazing to work with. From analyzing properties on the app, to ordering rehab draws in their portal, you will not find a smoother loan process out there. Analysis Made Easy!
I learned about this app at a real estate conference and gave it a try. Now I use this several times a week to run deals and I’m now under contract within less than a month! Highly recommended!!
Want to Love it - Almost there
This app has so much promise. I can see this being incredibly powerful… and it’s pointing that direction… but it’s not there yet. Glitchy and “calculations” are gimmicky, very basic and don’t include selling costs such as agent fees. So There’s 4 things I need to see it do better before I rely on it.
1) Comps need to be clearly labeled between sold homes/prices, active listings, and pending prices. Sometimes they say “sale price” and you can’t determine if that means sold or active.
2) When you add and remove comps sometimes it saves, sometimes it doesn’t, and sometimes you just can’t add or remove… no matter if you reboot the app or not. This needs to be fixed.
3) the ARV and Profit numbers are misleading. They don’t allow you to put in holding costs (of using their lending you have the app for), insurance, tax, or realtor % when you sell later. These are big costs and should be noted.
4) when I edit a property that is a different sqft then in the numbers the app pulled back, it still calculates ARV with the original numbers. The app will store my edited data that a house is 2000sqft, and arv will say 200/sqft, but the total arv will still calculate at 2500sqft and show 450k ARV. I’m glad I don’t use this to buy on fly.
Fix these issues and I’d give it 5* in no time.

Driving for Dollars is next level!
I downloaded the app this week after hearing about Backflip through a colleague of mine and the Driving for Dollars feature is amazing! All you have to do is point your camera at any house and it will give you the address, ARV and suggested comps. Great addition to my toolkit and I am excited to see what will be coming next.

Analyzer + Hard Money
What a time saver! I love how I can automate my comping process and then work with a friendly lender. It’s great to go through my analysis process and get my loan in one place.

Where has this been? I used to spend hours looking for comps and putting together spreadsheets when looking at my real estate investments. With backflip, the analysis is done in real time and could not be easier. Best part - they also do loans and the process is 100x better than other lenders. Highly recommend.

Easy tech first lending
Love the app and it was easy to apply for a loan. Able to close quickly and the team is thoughtful. The events they host in Dallas are great for meeting other investors and vendors. Awesome community!
Unconventional hard money lender
Backflip is doing things differently. Easier, more customer focused, and basically acting like a tech start up in what is a dated industry: hard money loans. If you're comfortable on your phone, and you like people that know what they are talking about, you'll like Backflip.
