About
Keep a dated incident log for HOA or condo matters on your iPhone: what happened, when, and the photos that go with it.
ONE MATTER, ONE THREAD
A fine, an architectural request, a maintenance complaint or a hearing is rarely finished in a day. Each incident is one dated thread, and you add entries to it as the matter drags on — the letter that arrived, the call you made, what the manager said, the date they promised. Months later the whole sequence reads back in order instead of scattered across screenshots and email.
PHOTOGRAPHS THAT KEEP THEIR DATE
Add photographs to an incident or to any single entry. Each one keeps the date it was taken, and location metadata is removed when it is imported, so a photograph of your own building does not carry your coordinates into a PDF you hand to someone else.
BYLAWS AND THE PEOPLE INVOLVED
Save the bylaw or CC&R excerpts you keep returning to, so the paragraph is in your pocket at the meeting. Keep the board and management roles you have to contact, with the names attached to them.
ONE DATED PDF
Export a chronological PDF of your record — one matter on its own, or everything you have logged — with the entries, the dates and the photographs in place. It is written on your iPhone and you decide whether it goes anywhere. It is your own compilation of your own records — not legal evidence and not legal advice.
A COPY THAT SURVIVES THE PHONE
Save a backup: one file holding every incident, entry, photograph, bylaw and contact, which you can restore on another iPhone. Nothing here is kept on a server, so that file is the copy that outlives a lost, broken or replaced phone. Saving and restoring are free whether or not you buy the unlock — a record you cannot get out is not yours.
PRIVATE BY DESIGN
No account, developer server, analytics, advertising, or third-party SDKs. Records stay in the app on your device. You can also lock the app with Face ID, Touch ID or your passcode — the switch is in Settings and is off until you turn it on.
FREE TO TRY
Free, with no time limit: three incidents, twenty photographs, three bylaw excerpts, and PDF exports carrying a watermark — enough to document one real matter from start to finish before you decide. One purchase, once, removes the limits and the watermark. No subscription.
HOA Notebook is a personal record-keeping tool. It does not interpret governing documents, give legal advice, or guarantee that an export will be accepted as evidence.
