You own the lot. You are building to sell. Nobody is going to hand you a change order — the budget is yours, the loan is yours, and the carrying cost goes up every week whether the framing moved or not. HyveCity is the money picture on a spec build, for the homebuilder who is also the owner. WHAT IT HAS COST YOU Committed against spent, line by line, and what is left of the budget on this house. Your construction loan balance, what is still available to draw, and the carrying cost accruing on it. Which draws have funded, and which are still waiting on somebody. Every figure is computed on the server — the app does none of the arithmetic — and where there is no evidence, it says so instead of showing you a zero you might act on. WHAT YOU OWE YOUR SUBS The subs on this house and the bills they send you. Approving a bill turns paper into money owed. Retainage is held back and reported on its own, so what is due now and what is due at completion are never the same number — and a bill you cut keeps the difference visible, because that is what the conversation with that sub will be about. WHAT IS HOLDING IT UP Fourteen phases from raw lot to certificate of occupancy, and where this house actually sits in them. What has stalled comes first. Inspections and lien waivers are folded in already, so the phase you are on is derived from what happened on the job rather than from a status somebody remembered to set. THE NEXT LOT Paste any Texas address and see what is allowed on it, roughly what it would cost to build, and what a lender would make of the numbers. Every address you have weighed stays in one list with what you decided about it. Austin, Dallas and San Antonio rulebooks are loaded today; anywhere else it tells you it does not know rather than guessing.
