I have played through this a few times and I really like this game. it’s hard to tell what the return on an investment will be, it seems to be set at 4% for most things. There is no way to adjust the interest on debts in the options so I can’t make it any harder.

Good Game but needs improvement. All of the real estate deals would produce negative cash flow if loans were used. No real incentive to buy them unless you purchase entire property which defeats the purpose of leverage.

Very educational on a simple level. I have 0 complaints. The game could definitely use a little more detail on things. As in more jobs to choose from. Raised income for staying at a job for certain period of time things of this nature but all together very good game

This is a really fun simple start to this game. I love the focus on your budget and how to be intentional to build assets.

Currently you can’t really make any bad investments that you can’t fix quickly, if you could buy an apartment and the market value goes down that would be awesome. Or invest into a business to grow your income, maybe leave your day job that would be cool.
And finally It feels like the only way to win quickly is to buy gold.

Great Concept/Flawed Execution
Great game for learning the basic concepts of personal finance/cash flow but needs some fine tuning.
1. Gold is the only worthwhile investment in the entire game.
2. Real estate loans are limited to 10yrs (where 30yr is the industry standard) meaning NONE of the deals cash flow. Maybe a decent place to park your cash later for a 4-6% cap property, but not a feasible way to build passive income.
3. Mutual Funds do not function as advertised. The description alleges that the deposited amount is compounded monthly at (-3-10%), but in reality that is at best an annual NOT monthly percentage rate. As advertised would be a ~50% APR, reality is more like 4-7% APR. Fixed Deposit is even worse. Don’t bother.
3. “Unexpected expenses” occur almost every month. Talk about a budget drain! You have to maintain an emergency fund of 1-1.5K and a min positive cash flow of ~$300/mo just to stay solvent! A more realistic occurrence would be $500-$1000 2-3x per year. 4-6x per year.
4. All debt carries a 10% APR. In what world do student loans, credit cards, and car loans all carry the same APR?! Especially the student loans, that’s just brutal. Also, if you are going to require players to pay off personal loans, they should have the option to TAKE OUT personal loans. Would be amazing if interest rates fluctuated like gold and you could ReFi for a better rate.
TL;DR. Gold is the only worthwhile investment. But maybe that’s what this game wants you to conclude? Kiyosaki is a shameless gold bug after all. Enjoyed the game overall!!! Would love to see some improvements!
