Great App needs couple more features
Great App! Easy to use, very organized. Best real estate evaluator I have tried and it is free. Features I would like to see: 1) Ability to enter closing costs separate from purchase price for depreciation purposes, 2) Separately allow entering personal property portion of purcahse price for 5 year depreciation vs. only land value, 3) Provide an IRR, assuming property is sold at market value, at the end of each projection year. Glitch prevents being able to use at all
I assume it's a glitch, but there is a banner that won't go away that keeps you from being able to use it.

It has a banner that won't allow you to access the software behind it and gives you links to his book. Deleted.
Excellent app
This app is a powerful tool for any investor to have access to. It has a very straight forward interface, and the multiple property feature is very useful. The most powerful feature is that it does not only analyze basic cash flow, or cap rate, but it charts the equity income as well. I wish this would have been available a few years ago when I started investing, and analyzing properties.

WOW!... YOU'VE GOTTA GET THIS TOOL!
Wow! I used to work for the author, Glen, and eventually i decided to stop building his portfolio and take his advice and start on my own! I know from my first hand experience that this methodology works, and works amazingly well.
If you have any desire to be your own boss and have your money work and make you money, you have got to use this tool. BUT... If you are a beginner or want to learn how to invest in properties the right way, you must buy the book that this tool is derived from...The "Real Estate, the sustainable investment"! It was an easy to understand approach to investing and managing even for a dummy like me!

This is a great tool that assists you in analyzing investment properties. The app is well designed, easy to use and so helpful! Definitely worth getting the book too for further insight into this type of analysis and the world of real estate investments!
