About
Most landlords run their portfolio across a spreadsheet, a shoebox of
certificates, and memory. Rentlor replaces that.
Add a property and Rentlor works out what it is actually doing: value against
outstanding debt, equity, monthly cash flow after the mortgage, gross and net
yield, and a health score out of 100 where every point is explained rather
than asserted.
Tenancies drive rent schedules, so arrears are calculated rather than
remembered. When a tenancy is a month from expiry, or a gas safety
certificate is three weeks from lapsing, it appears in one place with the
reason it was raised.
Import a lease, an insurance schedule or a CP12 and Rentlor reads it, finds
the expiry date and sets a reminder thirty days before. Everything stays
searchable, including the text inside the documents.
At year end there is a pack organised the way an accountant asks for it, on
the UK tax year or the calendar year. Mortgage interest and capital
improvements sit on their own lines, because how they are treated depends on
your jurisdiction and whether you hold personally or through a company.

There is also an assistant, and it is deliberately narrow. Ask which property
is underperforming, or what happens if rates rise 1.5%, and it answers from
your records and shows which ones it used. It states its assumptions. It never
presents anything as financial, legal or tax advice, and it prepares
consequential actions for your confirmation rather than taking them.
