Turn7

Turn7 is tenant vacancy control for apartment operators. A vacant unit costs rent every day it sits, and most of those days are spent waiting — on a survey nobody sent, on materials nobody ordered, on a vendor making a trip for one unit. Turn7 is the board that removes the waiting. THE TURN BOARD Every unit currently vacant, and what it is waiting on. Across a row is one unit's week; down a column is everything happening that day — which is where a vendor making two trips instead of one becomes visible. Move a trade and everything downstream moves with it. Pull one earlier than the work it depends on and the board refuses, because a crew standing in a unit that is not ready for them is not a schedule. PROOF OF WORK Trades that change a unit are photographed twice: paint, flooring, glaze, repairs, countertops and cabinets, before and after. Every photo is taken live in the app, never chosen from a camera roll, and is stamped with a verification code, the time and the location burned into the picture itself. An "after" shot dated earlier than its "before" is refused. A trade cannot be closed until the work it required is photographed. A day cannot be closed without either a photo of what was finished or a note saying why it could not be worked. EVERYONE SEES THEIR OWN SCOPE A vendor sees the dates they are booked for and nothing else. A technician sees their turns and the checklists on them. A maintenance supervisor sees every turn on their property and signs units off as fit to lease. A property manager adds renewals, leasing and the numbers. A regional manager watches, and can change nothing — the person reviewing the work must not be able to produce it. RENEWALS AND MOVE-OUTS Lease renewals surface sixty days out, while there is still time to order materials against the answer. Move-outs appear before they happen, so the first day of a turn is not the first day anybody knew about it. Turn7 is part of the DispatchIQ family. An account is created for you by whoever manages your property.
