BuilderNiche is the all-in-one platform for residential builders: leads, schedules, jobs, plans, crews, budgets and estimating, in the office and on site. Built for custom home builders, remodelers and general contractors running several jobs at once. Every date, document and dollar lives in one place, and everyone on the job sees exactly what their role requires. LEADS Track inquiries, call notes and site visits from first contact. When a lead signs, convert it to a job in one step. MASTER SCHEDULE One schedule across every job, built on a true critical path. Move a date and everything downstream moves with it. See which delays push your finish date and which you can absorb, in calendar or Gantt view. JOBS Each job brings its schedule, team, documents, photos and budget together. Start from a 40-task new-build template and tailor it to the way you build. PLANS AND ROOM SCANS Draw floor plans to scale from tape measurements, or trace over an existing drawing. On iPhone Pro and iPad Pro, scan a room with LiDAR and get walls, doors and windows back measured. Every revision is saved, so you can show exactly what changed. TRADES Book a subcontractor on a task and they’re notified of their dates automatically, and again only when those dates change. ROLES AND ACCESS Separate logins for owners, office staff, field crews, subcontractors and homeowners. Each person sees what their role requires and nothing more. TIME TRACKING Crews clock in and out from their phones, with location recorded only at that moment. No background tracking, ever. BUDGETS AND FINANCE Cost codes, committed costs and actuals side by side, with what remains on every line. Catch overruns while there’s still time to act. AI ESTIMATOR Describe the job and get a line-item first draft to review and refine, or price it line by line yourself. DOCUMENTS AND PHOTOS Plans, permits, contracts and selections filed by job, with photos uploaded straight from site. You decide exactly what each homeowner can see. ALSO INCLUDED Face ID app lock, voice dictation for notes and messages, push notifications, and full English and Spanish support. A BuilderNiche company account is required to sign in. Designed with working builders, on real job sites.
