Prorate Calculator Pro is now Rent Calculator: Lease Tracker, the landlord rent calculator and lease tracker that answers the questions every rental raises, with the state law behind each number, for all 50 states plus DC. SIX CALCULATORS, ONE STATE-LAW ENGINE PRORATED RENT: How much rent is due for a partial month? Enter the rent and the move-in or move-out date. Get the daily rate and prorated amount by Actual Days, Banker's Month (30-day), or Annual Rate, side by side, with your state's preferred method flagged. LATE FEE: What late fee can I legally charge? Flat or percentage fees checked against your state's grace period and fee cap, so the amount on the notice is the amount the law allows. SECURITY DEPOSIT INTEREST: How much interest do I owe on a deposit, and when is the return deadline? State and city interest rates (including Chicago, San Francisco, and Los Angeles) and the security deposit return deadline counted from move-out. RENT INCREASE: How much can I raise the rent? Proposed increases checked against state rent caps, with live CPI for California, Oregon, DC, and more. Notice periods flagged before you send the rent increase letter. AFFORDABILITY: How much rent can a tenant afford? The 3x monthly, 40x annual, and HUD 30% rent-to-income rules, in both directions (income to rent, rent to income), for tenant screening. UTILITY SPLIT: How do I split a utility bill between units or roommates? Equal, square footage, occupant, or hybrid (RUBS) methods with a per-unit breakdown you can share. LEASE TRACKER Properties, tenants, and leases in one place: lease status, days remaining, deposits, and move-in/move-out photo documentation. Open any calculator from a lease and the numbers are pre-filled. ALERTS THAT KEEP YOU COMPLIANT Lease expiration at 90, 60, and 30 days. Rent due reminders. Security deposit return deadlines. Rent increase notice windows. Home Screen and Lock Screen widgets show the next date at a glance. STATE LAW, CITED Every calculation shows the statute behind it, such as Cal. Civ. Code § 1950.5, not a blog post. General guidance, not legal advice. AI INSIGHTS, ON DEVICE Your upcoming lease events ranked by urgency with plain-language next steps. Nothing leaves your phone. FREE TO TRY, THEN PREMIUM Your first 3 calculations are free on any calculator, with full state citations. Premium unlocks unlimited calculations, the lease tracker, alerts and widgets, iCloud sync, and AI insights: monthly, annual with a 7-day free trial, or a one-time lifetime purchase.
